Estate Manager will be responsible for maintaining unsold units, ensuring seamless handover of
apartments with zero snags, and addressing post-handover issues during the Defect Liability Period
(DLP). This role involves coordination with owners, Tata team and vendors to provide exceptional
service and uphold the quality standards of the property.
Key Responsibilities
1. Upkeep of Unsold Units
• Regularly inspect and maintain unsold units to ensure they are in pristine condition.
• Coordinate with housekeeping and maintenance teams for cleaning, repairs, and upkeep.
• Prepare snag list in unsold units and keep it ready for possession based on the CRM
requirement.
2. Apartment Possession and Handover
• Plan and execute a smooth handover process for apartments with zero snags.
• Conduct pre-handover inspections to ensure quality and resolve issues proactively.
• Prepare and provide possession kits and documentation to apartment owners.
3. Defect Liability Period (DLP) Management
• Address customer complaints and concerns related to construction defects or maintenance
issues during the DLP.
• Coordinate with the Tata team and contractors to resolve issues promptly and efficiently.
• Maintain a log of complaints and resolutions, ensuring all issues are tracked and closed.
4. Customer Coordination and Relationship Management
• Act as the primary point of contact for owners during the possession and DLP phases.
• Build and maintain positive relationships with customers by addressing their concerns
professionally and empathetically.
• Provide updates and follow-ups to owners on the status of their requests.
5. Vendor and Team Coordination
• Work closely with the Tata team, service providers, and contractors to resolve post-handover
issues.
• Ensure all vendors meet quality and timeline expectations for maintenance and repairs.
• Supervise and train on-site staff to assist with handover and DLP processes.
6. Documentation and Reporting
• Maintain accurate records of possession processes, snag lists, and customer issues.
• Provide regular updates to senior management on progress and challenges.
• Ensure compliance with all company policies and procedures during handovers.
