Job Description

As a Maintenance Incharge, your role involves overseeing the maintenance and upkeep of properties within the real estate portfolio. You will be responsible for ensuring that all facilities function optimally, managing repair needs, and supervising maintenance staff and contractors to provide residents with a seamless living experience. Key Responsibilities: - Property Maintenance: - Ensure the upkeep and functionality of all properties, including common areas, mechanical systems, electrical systems, and plumbing. - Conduct routine inspections to identify and address maintenance issues proactively. - Team Supervision: - Manage and supervise the on-site maintenance team and external contractors. - Assign tasks, set priorities, and ensure timely completion of all maintenance activities. - Repairs and Troubleshooting: - Respond promptly to maintenance requests and emergencies. - Oversee repairs, replacements, and servicing of equipment and infrastructure. - Vendor and Inventory Management: - Coordinate with vendors for the procurement of materials and services. - Maintain inventory records of tools, equipment, and spare parts. - Compliance and Safety: - Ensure adherence to safety standards and regulatory requirements. - Maintain records of maintenance activities, inspections, and compliance reports. - Budget Management: - Assist in preparing maintenance budgets and monitor expenses for cost-effectiveness. Qualifications Required: - Educational Qualifications: - Diploma/Certification in Mechanical/Electrical/Civil Engineering or a related field (preferred). - Experience: - 3-5 years of relevant experience in maintenance roles, preferably in real estate or facilities management. - Skills: - Strong technical knowledge of building systems (HVAC, electrical, plumbing, etc.). - Leadership and team management skills. - Problem-solving and decision-making abilities. - Proficiency in maintenance management software is a plus. - Excellent communication and interpersonal skills. You will have the opportunity to work full-time with a flexible schedule and receive performance bonuses. The work location is in person.
