Job Purpose

To prepare precise FMB (Field Measurement Book) sketches by coordinating with survey teams, verifying land boundaries, and ensuring accuracy in physical land measurements. The role supports approval submissions to authorities such as CMDA, DTCP, RERA, and other regulatory bodies. It plays a critical part in validating land parcels before acquisition, layout planning, and government approvals.

Key Responsibilities

1. FMB Sketch Preparation

• Convert field survey data into accurate FMB sketches.
  
• Ensure all measurements match actual site conditions and boundary coordinates.
  
• Plot land boundaries, subdivision details, alignments, and calculate areas.
  
• Identify encroachments, overlaps, and discrepancies versus parent documents.
  
• Compare newly prepared sketches with government records (FMB, A-Register, Chitta).
  
• Report missing, mismatched, or inaccurate boundary details.
  

2. Survey Coordination

• Coordinate with internal/external surveyors for:
  
• Site measurements
  
• Boundary marking
  
• Setting reference points
  
• Subdivision layout preparation
  
• Visit sites as required to verify physical land measurements.
  
• Ensure survey data reflects actual land conditions.
  

3. Documentation & Approval Support

• Provide accurate FMB outputs for:
  
• CMDA submissions
  
• DTCP layout approvals
  
• RERA documentation
  
• Legal verification processes
  
• Maintain updated records of:
  
• Parent survey sketches
  
• Revised FMB drawings
  
• Boundary & area calculations
  
• Coordinate reports
  

4. Compliance & Quality Checks

• Ensure all outputs adhere to government norms and standard survey methodology.
  
• Conduct cross-verification with:
  
• Registry documents
  
• Village maps
  
• GIS/AutoCAD layers
  
• Escalate discrepancies including dimension variations, disputed boundaries, and survey mismatches.
  

5. Cross-Functional Coordination

Collaborate with:

• Legal Department
  
• Land Acquisition Team
  
• Liaison Department
  
• Civil & Projects Teams
  Share necessary FMB details to support strategic land-related decisions.

• Accuracy of FMB sketches and zero-error boundary mapping
  
• Timely submission of FMB outputs for approvals
  
• Effectiveness of survey coordination
  
• Proper documentation and record management

Skills & Competencies Required

• Strong knowledge of land surveying and FMB preparation
  
• Proficiency in AutoCAD, GIS, and related tools
  
• Ability to read land documents: Patta, Chitta, FMB, A-Register
  
• Understanding of government approval procedures
  
• High attention to detail and accuracy
  
• Good coordination & communication skills
  
• Willingness for field visits to verify measurements
  
• Analytical and problem-solving abilities
