Applied Technology & Operations for Markets (ATOM) is a multi-client processing on-demand service platform. A trade processing service for the trading and treasury entities of our clients that they can plug onto in parts or entirely while focusing their efforts on what differentiates them on the market. ATOM BPaaS leverages cloud hosted architectures to deliver high quality run and change services. It integrates infrastructure and IT management services with business processes execution supported by an orchestrated layer of intelligent operations assets."Lease Administration:i) Ensure compliance with lease agreements, set-up / abstract lease documents in a specified client template / database, track lease related documents (leases, amendments and extensions), ii) Manage critical dates (rent review dates, renewal options, termination dates), iii) Track rent payments (verifying accuracy of rent payments and ensure they are paid according to lease terms, track and manage additional costs such as CAM, insurance, property taxes, and other charges, calculate and track rent escalations based on Lease Agreement), iv) Provide timely reports (Monthly/Quarterly Reports, Audit Reports, etc.), v) Document management Property Accounting:i) Responsible for month-end close procedures, including updating close workpapers and variance analysis reports, review of proper income and expense classification, reconciliation of balance sheet and income statement accounts, and ad hoc analysis reports ii) Review expenses and determine when to capitalize versus expense iii) Summarize driver of financial statement fluxes based on major categories from review of financial statement when multiple factors can be contributing iv) Analyze Rental Revenue, Recoveries/Leakage, Non-Recoverable Expense, Bad Debt, Occupancy, Recovery set ups Review income statements and balance sheets to detect potential risks and issues v) Prepare and Finalize Bank Reconciliation vi) Prepaid insurance and operating expenses amortization vii) Prepare Monthly/Quarterly Financial Reporting viii) Ensure and follow up with billing team to ensure all accrued income/billing errors are corrected ix) Build and maintain relationships with Operations, Asset Management and Third-Party Property Managers as the main point of contact for accounting x) Complete various financial, accounting, and other reports and analysis, and perform other duties and/or special projects as assigned or as necessary Due Diligence:CRE Underwriting:i) Spread Operating Statement & Rent Roll, analyze trends, identify outliers and flag any potential areas of concern
