Job Title: Land Acquisition Executive / Senior Executive

As we expand into the Pune market, we are strengthening our Land Acquisition team to support our rapid growth plans. We are looking for driven professionals with hands-on experience in land scouting, due diligence, and negotiation.

Role Overview

The Land Acquisition Executive / Senior Executive will be responsible for sourcing, evaluating, and assisting in the acquisition of land parcels across Pune and nearby regions. This role requires strong market understanding, fieldwork capability, and coordination skills with landowners, brokers, and internal teams.

Key Responsibilities

1. Land Sourcing & Market Mapping

  • Identify suitable land parcels for residential or mixed-use development.
  • Conduct field visits across Pune city, outskirts, and developing corridors.
  • Track market trends, pricing, infrastructure projects, and growth micro-markets.

2. Preliminary Evaluation

  • Assess land feasibility based on location, zoning, connectivity, and development potential.
  • Capture site details, ownership background, and basic documentation for internal assessment.

3. Due Diligence Coordination

  • Collect and verify essential land documents such as 7/12 extracts, property cards, tax receipts, and title records.
  • Coordinate with legal teams for title checks, encumbrance verification, and document reviews.
  • Ensure all records shared by landowners or brokers are accurate and updated.

4. Landowner & Broker Interaction

  • Liaise with landowners, brokers, and intermediaries to gather information and initiate discussions.
  • Support senior team members during negotiation meetings and documentation processes.
  • Maintain strong relationships and ensure continuous pipeline of new land leads.

5. Internal Coordination & Reporting

  • Prepare land briefs, site reports, and feasibility notes for management review.
  • Update weekly MIS on active leads, site visits, and progress status.
  • Work closely with Planning, Legal, and Finance departments for smooth transaction flow.

Qualifications & Skills

  • Graduate in any discipline (MBA preferred but not mandatory).
  • 16 years of experience in land acquisition, real estate, or property-related fieldwork.
  • Strong knowledge of Pune’s geography, localities, and real estate market.
  • Good understanding of land-related documents and revenue records.
  • Strong communication, negotiation support, and networking skills.
  • Ability to travel extensively and work on ground with minimal supervision.

Preferred Candidates: Male candidate

Languages known: Fluent English, Hindi and Marathi
