Job Description

Job Summary

The Accountant will be responsible for managing all accounting operations related to real estate projects, including vendor payments, client collections, project-wise cost tracking, and statutory compliance. The role demands strong attention to detail, accuracy in reporting, and a clear understanding of real estate financial processes such as RERA, GST on construction, and project cost allocation.

Key Responsibilities

1. Project Accounting & Cost Management

Maintain project-wise books of accounts and monitor construction cost allocations.

Track project expenses against budgets and prepare cost variance reports.

Manage Work Orders (WO) and Purchase Orders (PO) accounting with vendors and contractors.

Support management in preparing project profitability and cost-to-complete reports.

2. Accounts Payable & Receivable

Process vendor bills, ensure proper verification with PO, GRN, and WO before payment.

Handle vendor advances, retention amounts, and reconciliation of contractor accounts.

Record customer receipts, prepare demand letters, and maintain flat-wise outstanding statements.

Coordinate with Sales & CRM teams to track milestone payments from customers.

3. Banking & Cash Flow

Prepare daily cash flow statements and fund requirement forecasts.

Handle bank reconciliations, RTGS/NEFT payments, and petty cash management.

Liaise with banks for project loans, interest statements, and documentation.

4. Statutory Compliance

Ensure timely filing and reconciliation of GST, TDS, and RERA compliances.

Coordinate with statutory auditors for audit schedules and supporting documents.

Maintain records for advances, retention, and reconciliation of input credits.

5. Reporting & MIS

Prepare monthly P&L, Balance Sheet, and Cash Flow reports.

Submit project-wise MIS to management for review.

Generate vendor ageing, customer ageing, and outstanding reports for decision-making.

6. Documentation & Controls

Maintain proper filing of invoices, vouchers, payment approvals, and agreements.

Implement internal control systems for project expenses and revenue recognition.

Ensure timely and accurate data entry in ERP/Tally/Odoo system.

Qualifications & Skills

Education: B.Com / M.Com / CA Inter / MBA (Finance)

Experience: 37 years of accounting experience, preferably in Real Estate / Construction industry

Technical Skills:

Tally / Odoo / Zoho Books or ERP system

Advanced Excel & project costing

Strong knowledge of GST, TDS, RERA, and accounting standards applicable to real estate

Soft Skills:

Detail-oriented and analytical mindset

Integrity and sense of accountability

Good coordination with Purchase, CRM, and Site teams

Performance Indicators

Timely closing of monthly accounts

Accuracy of project cost reports and vendor reconciliations

Statutory compliance without penalties

Timely vendor and client payment processing
