Senior Manager / AGM - Contracts (Real Estate)

As a Senior Manager / AGM - Commercial and Contracts at a Luxury & Ultra-luxury Real Estate Developer in Juhu, Mumbai, your role involves managing the entire tendering lifecycle for large-scale construction, interior fit-out, and turnkey projects. Your contributions are crucial in driving commercial outcomes for the company. Key Responsibilities: - Lead the management of commercial tenders for large-scale luxury real estate projects, both residential and commercial. - Evaluate and pre-qualify contractors, suppliers, and consultants across various trades like civil, MEP, faade, interior, and specialist areas. - Develop detailed tender packages and oversee the RFQ/RFP process to ensure efficient project execution within timelines and budgets. - Coordinate inputs from different departments for tender documentation and bid evaluation. - Analyze contractor proposals, prepare comparative statements, and provide recommendations for senior management approval. - Conduct commercial negotiations and value engineering discussions to achieve cost efficiencies while maintaining quality standards. - Ensure compliance with internal financial, legal, and procedural standards throughout the tendering process. - Maintain a robust vendor database, track market intelligence, and support benchmarking and cost control efforts. Qualifications & Experience: - B.E./B.Tech in Civil Engineering or related discipline; MBA or equivalent qualification preferred. - 10+ years of relevant experience in tendering, contracts, or procurement within high-end real estate or construction firms. - Proven experience in managing tendering for luxury or premium segment projects is advantageous. - Deep understanding of construction methodologies, cost estimation, commercial terms, and vendor ecosystems. - Strong analytical, negotiation, and interpersonal skills are essential. - Ability to manage multiple projects simultaneously under tight timelines.,
