Key Responsibilities

  • Feasibility & Compliance

    • Conduct detailed feasibility analysis, including FSI calculations under DCPR 2034 and other applicable schemes.
    • Ensure projects comply with all statutory regulations across BMC, MOEF, CFO, Civil Aviation, and other authorities.
  • Design & Planning

    • Review, and optimize multi-storied building plans for residential and commercial developments.
    • Work closely with external architects and design teams to balance creativity with compliance and commercial viability.
    • Optimize building layouts to maximize developer benefit.
    • Estimate to good degree costs associated with shortlisted designs and systems
  • Consultant & Vendor Management

    • Liaise and manage multiple external stakeholders including but not limited to:
      • BMC
      • MOEF consultants
      • MEP consultants
      • Civil Aviation consultants
      • External Architects (Design & Liaison)
      • Structural consultants
      • Contractors
      • Any other consultants/vendors engaged in the project lifecycle.
    • Lead from technical direction perspective and ensure timely, accurate deliverables from all external parties.
  • Project Leadership

    • Act as a senior technical advisor to the Development Head.
    • Command authority in discussions with consultants, ensuring project requirements are understood and met.
    • Drive technical discussions and resolve project-related challenges effectively.
    • Contribute to project strategy by aligning technical outcomes with business objectives.

Desired Candidate Profile

  • Education:

    Architect
  • Experience:

    Minimum 8 years with mid-sized architect (design, liasioning) firms or mid-sized developers.
  • Technical Competence:

    • Proficient in AutoCAD or similar design software.
    • Full command and understanding of DCPR 2034, FSI calculations, and real estate feasibility assessment.
    • Strong knowledge of statutory approvals and clearance processes (BMC, MOEF, CFO, Civil Aviation, etc.).
  • Project Experience:

    Hands-on exposure to multi-storied building projects (residential and/or commercial).
  • Leadership & Communication:

    • Strong ability to lead technical conversations and command respect from external vendors/consultants.
    • Excellent coordination, negotiation, and problem-solving skills.
    • Ability to optimize technical inputs for maximum project efficiency and value creation.
