Role Purpose

The Purchase Manager is responsible for overseeing and managing all procurement activities for Upasna Groups ongoing and upcoming projects. This includes sourcing, purchasing, contracting, supplier management, inventory control, negotiation, costoptimization, and ensuring quality and compliance. The ideal candidate will have a strong realestate / construction procurement background, a sharp eye for cost savings without compromising quality, and capability to manage multiple suppliers/vendors under tight delivery schedules.

Key Responsibilities

Below are the typical responsibilities. These may evolve with project demands.

• Develop, implement and oversee procurement strategies aligned with Upasna Group’s project timelines, quality standards, budget and business goals.
  
• Source, evaluate and onboard vendors / suppliers of materials (concrete, steel, tiles, fixtures, finishing materials, plumbing, electrical etc.), services (labour contractors, equipment rentals) and subcontractors.
  
• Negotiate terms, pricing, payment schedules, delivery timelines & quality standards with suppliers to ensure best value.
  
• Prepare purchase orders, contracts, tenders (as needed), ensuring clarity of scope, delivery schedules, penalties/bonuses etc.
  
• Monitor supplier performance (quality, delivery, cost, reliability), maintain vendor scorecards, conduct audits as needed.
  
• Forecast requirements of materials & services for various projects; manage inventory, avoid stockouts or excess.
  
• Liaise with Project, Design, Finance, Quality Assurance / Site teams to understand requirements, resolve issues (e.g. deviations, defects, delays).
  
• Ensure compliance with all legal, safety, environmental norms applicable to procurement & material use.
  
• Stay updated with market trends, new materials / technologies, alternate sourcing options, cost fluctuations.
  
• Manage procuretopay process: approvals, verifying invoices, resolving discrepancies.
  
• Mentor / lead a small team of purchase executives / assistants (if relevant) and ensure process discipline.
  

Qualifications & Skills

• Bachelor’s degree in Civil Engineering, Construction Management, Business / Commerce or related field. (Preferred: Postgraduate qualification or additional certification in procurement / supply chain would be a plus.)
  

• Experience:

  510 years of procurement / purchasing in the real estate / construction sector. Experience with mid to largescale residential & commercial projects is preferred.
• Strong negotiation skills and proven ability to achieve cost savings while maintaining quality.
  
• Good knowledge of construction materials, standard rates, specifications, suppliers in Rajasthan / India.
  
• Understanding of construction schedules, project lifecycles, lead times for materials & equipment.
  
• Competent in contract management, vendor evaluation / audits.
  
• Strong planning & forecasting ability; ability to work under pressure and meet deadlines.
  
• Excellent communication skills (verbal & written), stakeholder management.
  
• Analytical mindset; comfortable working with numbers, budgets, cost comparisons.
  
• Technology proficiency: Excel advanced, procurement / ERP systems (if used), sourcing tools.
  
• Integrity, attention to detail, ability to drive process & quality.
