Role Overview:

Property Manager Technical

Key Responsibilities:

1. Technical Operations & Maintenance

  • Manage preventive and breakdown maintenance of all MEP equipment (DG sets, HVAC, STP, WTP, lifts, fire systems, etc.).
  • Ensure adherence to AMC schedules and statutory compliance.
  • Monitor and maintain asset health and uptime.
  • Implement energy-saving initiatives and monitor consumption trends.

2. Vendor & Staff Management

  • Supervise facility team members, including engineers, technicians, and housekeeping leads.
  • Evaluate vendor performance and ensure service delivery as per SLAs.
  • Oversee procurement of maintenance materials and inventory control.

3. Client & Resident Coordination

  • Act as the single point of contact for the client and RWA/residents.
  • Address complaints or issues promptly and professionally.
  • Conduct regular client review meetings and share MIS reports.

4. Compliance & Safety

  • Ensure compliance with all statutory and safety norms.
  • Conduct regular site safety audits and toolbox talks.
  • Maintain documentation related to equipment, AMC, and safety checks.

5. Budgeting & Reporting

  • Monitor site-level budgets and control operational expenses.
  • Prepare monthly reports, dashboards, and performance metrics.
  • Coordinate with the corporate FM team for operational excellence.

Key Skills & Competencies:

  • Strong technical expertise in MEP systems and residential facility operations.
  • Good communication and stakeholder management skills.
  • Leadership qualities with a focus on service excellence.
  • Knowledge of safety standards, compliance norms, and vendor management.
  • Proficiency in MS Office and facility management software (if applicable).

Qualification & Experience:

  • Education:

    Diploma/Degree in Electrical/Mechanical Engineering (preferred).
  • Experience:

    10 - 15 years in Facility/Property Management with at least 2–3 years handling premium residential property.
  • Certifications (Preferred):

    BEE, Fire & Safety, or related technical certifications.
