Property Estate Manager - Noida Sec 122

We are seeking a dynamic and experienced Estate Manager with strong MEP (Mechanical, Electrical, Plumbing) technical expertise and proven client-facing skills to oversee our residential estate. The candidate will be responsible for the smooth operation of building services, ensuring excellent resident relations, and maintaining the highest standards of maintenance, compliance and service delivery. Previous residential real-estate experience is a must.

Key Responsibilities

• Lead and manage all MEP operations for the estate: HVAC, chillers, AHUs, electrical distribution, plumbing, fire-fighting systems, lifts, etc.
  
• Develop, implement and monitor preventive maintenance programmes, carry out inspections, ensure systems operate reliably and efficiently.
  
• Oversee vendors / contractors: select, negotiate, manage performance (SLAs/KPIs), check compliance with safety, quality and statutory requirements.
  
• Manage day-to-day facility operations: common areas, utilities, AMCs, service requests, breakdowns and escalations.
  
• Ensure regulatory compliance (fire safety, electrical safety, lifts, environment, health & safety) and maintain required documentation and certifications.
  
• Maintain and control budget for maintenance, utilities, MEP services; monitor cost, optimise energy consumption, report variances.
  
• Serve as key point of contact for residents/clients: receive and resolve service requests, handle escalations, ensure high levels of resident satisfaction.
  
• Coordinate with property management, housekeeping, security, landscaping teams to ensure seamless services for residents.
  
• Provide regular reports on operations, maintenance status, budget vs actuals, energy/utility usage, vendor performance.
  
• Drive continuous improvement in service delivery, identify upgrade/refurbishment opportunities, support capital projects.
  
• Handle emergency situations (system failures, fire, major breakdowns) and lead response teams.
  

Qualifications & Experience

• Bachelors degree in Engineering (Mechanical / Electrical) or equivalent technical qualification.
  
• Minimum

  5-8 years

  of relevant experience in residential real estate or large residential complexes, with a strong MEP technical background.
• Experience in client or resident handling, service-oriented environment and vendor management.
  
• In-depth knowledge of building services (MEP), maintenance management, preventive maintenance programmes, MEP systems lifecycle.
  
• Excellent communication and interpersonal skills; ability to engage with residents, vendors, internal teams and senior management.
  
• Good negotiation, budgeting and analytical skills; comfortable managing multiple tasks and priorities.
  
• Strong leadership skills with ability to lead teams, motivate staff and drive performance.
  
• Awareness of statutory and regulatory requirements related to residential estates, fire safety, safety standards.
  
• IT-savvy: familiarity with CMMS/FMS, MS Office, reporting tools.
  
• Willingness to work in shifts or be on call for emergencies.
