Manager Design in Bangalore

Dear Candidate,

We have urgent opening for Manager Architecture in Bangalore with well known real estate client.

Role & responsibilities

High-Rise Residential Design Management

• Lead architectural design from concept, schematic, detailed design, and GFC stages for

  high-rise residential towers

  .
• Review and approve unit planning, core layouts, lift & staircase configuration, refuge areas, podiums, basements, and faade systems.
• Optimize designs for FSI/FAR utilization, saleable efficiency, ventilation, daylighting, and constructability.
• Ensure planning efficiency for multi-tower developments and large residential communities.

Bangalore Local By-Laws & Statutory Compliance (Critical)

• Ensure compliance with BBMP / BDA zoning regulations, Revised Master Plan (RMP) norms, and applicable local development control rules.
• Strong working knowledge of:
• FAR / setbacks / building height restrictions
• Fire Department & NBC norms for high-rise buildings
• Parking standards, driveway circulation & ramp design
• Refuge floors, fire lifts, stair pressurization
• Rainwater harvesting, STP, solid waste management
• Review drawings for statutory submissions and coordinate with liaison teams for approvals.

Consultant & Design Coordination

• Manage external architects and consultants including Structural, MEP, Fire, Landscape, and Interiors.
• Conduct design coordination meetings and ensure clash-free, execution-ready drawings.
• Ensure vertical coordination of services, shafts, and structural systems in high-rise towers.

Execution & Site Interface

• Act as the architectural SPOC for site and project teams.
• Conduct regular site visits to ensure execution as per approved drawings.
• Resolve site-level design issues related to structure, MEP integration, and faade execution.
• Support value engineering initiatives without compromising quality or approvals.

Design Governance & Team Leadership

• Ensure timely issuance and revision control of GFC drawings.
• Maintain design logs, change management records, and approval trackers.
• Lead, mentor, and review the performance of in-house architectural teams.

Desired Candidate Profile

• Education: B.Arch / M.Arch
• Total Experience: 10/15 years
• Project Experience: High-rise residential buildings
• Location Experience: Must have handled projects in Bangalore with strong local by-law knowledge.
• Looking for Bangalore based candidates.
