Job Title: Manager Leasing (Retail/ Healthcare)

Job Summary:

The Leasing Manager will be responsible for identifying, negotiating, and securing retail spaces to meet the strategic growth plans of the organization. This role involves managing lease agreements, maintaining landlord relationships, analyzing retail site performance, and ensuring that all leasing activities align with business goals and market trends.

Key Responsibilities:

Leasing Strategy & Planning

  • Develop and implement short- and long-term leasing strategies aligned with the retail expansion plan.
  • Conduct market research to identify potential retail locations in malls, high streets, and other commercial areas.
  • Monitor real estate trends, competitor activity, and market conditions to guide leasing decisions.

Site Acquisition & Negotiation

  • Identify and evaluate new retail spaces based on footfall, demographics, catchment, and competition.
  • Negotiate lease terms, rental rates, and renewal clauses with landlords and property managers.
  • Collaborate with legal and finance teams to finalize lease agreements.

Lease Management

  • Maintain a database of lease agreements, critical dates (renewals, expirations), and payment terms.
  • Ensure compliance with lease obligations and handle any disputes or deviations.
  • Manage lease renewals, relocations, and terminations as required.

Stakeholder Management

  • Build and maintain strong relationships with landlords, brokers, and property consultants.
  • Coordinate with internal teams including operations, legal, and finance for store openings and lease execution.
  • Serve as a key point of contact for all leasing-related queries.

Reporting & Documentation

  • Prepare regular reports on leasing activity, cost metrics, occupancy rates, and ROI.
  • Track leasing budgets and ensure alignment with financial targets.

Qualifications & Experience:

  • Bachelor’s degree is must
  • Master’s degree will be an additional advantage.
  • 5+ years of experience in retail leasing, preferably with experience in high streets and independent properties.
  • Strong understanding of lease agreements, rental economics, and market analysis.

Skills & Competencies:

  • Excellent negotiation and communication skills.
  • Strong market research and analytical capabilities.
  • Ability to multitask and manage multiple leasing projects simultaneously.
  • Proficient in MS Office, real estate CRMs, and leasing documentation.
  • Highly organized with attention to detail and strong problem-solving skills.
