Bim Specialist

Job Overview

As a BIM Specialist in a real estate organization, you will be responsible for developing and managing digital building models that support the planning, design, construction, and operation of residential, commercial, or mixed-use developments. Collaboration with architects, engineers, and project managers to ensure accurate and efficient integration of BIM data across all phases of the project lifecycle.

Key Responsibilities

• Develop and maintain detailed 3D models using BIM software (e.g., Revit, AutoCAD, Navisworks).
• Co- ordinate architectural, structural, and MEP (mechanical, electrical, plumbing) components.
• Perform clash detection and resolve spatial conflicts before construction begins.
• Generate construction documents, material takeoffs, and fabrication drawings.
• Implement and enforce BIM standards, guidelines, and execution plans.
• Collaborate with internal teams and external consultants to ensure model accuracy and feasibility.
• Update models based on field data, redline markups, or design revisions.
• Support quality control and participate in design co- ordination meetings.
• Provide training and technical support to team members on BIM tools and workflows.
• Assist in the integration of BIM with project management and facility management systems.
• Co- ordinate with the various consultants like Architectural, MEP, Structural, Landscape, Interiors etc. to get the base drawings for BIM working.
• Co- ordinate with BIM consultant to highlight the clashes and resolving the same with concerned team members.
• Maintaining all drawings on server as per ISO standards.
• Resolve site issues through BIM model.
• Generating GFC from the BIM model to be issued to site.
• Taking workshops with site teams and training them.
• Assisting the max extraction from client point of view from the BIM consultant and facilitating the departments like MEP and projects and estimation.

Required Skills & Qualifications

Hard Skills

• Proficiency in Autodesk, Revit, AutoCAD, Navisworks, and BIM 360.
• Strong understanding of architectural, structural, and MEP systems.
• Experience with clash detection and 3D visualization.
• Familiarity with construction codes, methods, and industry standards.
• Require experience in real estate projects like residential towers, commercial complexes and smart cities.

Soft Skills

• Excellent attention to detail and problem-solving abilities.
• Strong communication and collaboration skills.
• Ability to manage multiple deadlines and adapt to changing project needs.

Education & Certification:

• Bachelors degree in Architecture, Engineering, or a related field (preferred).
• Autodesk Certified Professional (Revit) or equivalent BIM certification (preferred).

Preferred Experience

• Prior experience in real estate development or large-scale construction projects.
• Knowledge of sustainability modelling and lifecycle cost analysis.
• Familiarity with integrating BIM into property management systems.
