Associate - Investments

NVT Quality Lifestyle is seeking a motivated and analytically strong professional to join its Investments team. The role involves supporting real estate investment decisions through detailed financial analysis, transaction support, and portfolio monitoring across key real estate markets in India.

The position offers exposure to the complete investment lifecycle, including deal evaluation, due diligence, investment committee processes, and portfolio performance review.

Key Responsibilities

Investment Analysis & Financial Modelling

• Analyse real estate investment opportunities using financial statements, market data, feasibility studies, and cash flow projections.
• Build detailed financial models, including sensitivity and scenario analysis, to evaluate project viability and risk-return metrics.
• Assist in deal structuring and assessment of funding options.

Investment Committee & Management Support

• Prepare Investment Committee notes and presentations outlining deal rationale, financial highlights, risks, and mitigants.
• Support senior management during investment evaluation and approval processes.
• Coordinate with internal teams to ensure timely submission of proposals.

Due Diligence & Transaction Support

• Assist in legal, financial, commercial, and operational due diligence of proposed investments.
• Participate in discussions and negotiations with developers and external advisors.
• Work closely with legal, compliance, and finance teams to ensure regulatory and internal policy compliance.

Portfolio Monitoring & Reporting

• Monitor performance of the investment portfolio against approved business plans.
• Prepare periodic MIS and performance reports for senior management.
• Identify risks, deviations, and value-enhancement opportunities within the portfolio.

Market Research & Strategy Support

• Track real estate market trends, regulatory developments, and macroeconomic indicators.
• Conduct micro-market and asset-class research to identify emerging opportunities.
• Support formulation of investment strategies aligned with the organizations growth objectives.

Candidate Profile

• 3 - 4 years of experience in real estate investments, transaction advisory, financial modelling, or related roles.
• Strong analytical and quantitative skills with high attention to detail.
• Good understanding of Indian real estate markets and investment structures.
• Strong written and verbal communication skills.
• Ability to work in a structured, team-oriented, corporate environment
• Candidates from in and around Whitefield area preferred.
