Assistant Property Manager - Plumbing

Role & responsibilities

Key Responsibilities

• Manage operation & maintenance of pump rooms, water treatment plants, sewage transfer pumps,

sumps, tanks, and plumbing shafts.

• Ensure water quality standards through daily and monthly testing.

• Maintain water levels in raw water, treated water, and fire UG sumps as per standards.

• Coordinate preventive & predictive maintenance (52-week PPM, ASDM schedules).

• Supervise plumbing manpower deployment, training, and performance.

• Conduct walkthroughs, inspections, and update CAFM with observations & closures.

• Oversee vendor works, procurement specifications, and material scrutiny.

• Ensure compliance with safety standards, PPE usage, LOTO, and work permits.

• Resolve tenant plumbing issues in coordination with BMs & HSE teams.

• Prepare daily reports, support monthly reviews, and provide audit inputs.

Key Performance Indicators (KPIs)

1. Uptime of plumbing equipment and uninterrupted water supply.

2. Timely completion of AMC/PPM activities.

3. Accuracy of technical documentation and CAFM entries.

4. Eective training & performance management of plumbing team.

Qualifications & Skills

• Diploma / Degree in Mechanical or Plumbing Engineering (preferred).

• 57 years of relevant experience in plumbing operations (commercial/SEZ facilities).

• Strong knowledge of water treatment, sewage systems, and plumbing maintenance.

• Proficiency in CAFM systems and MS Oice.

• Strong communication and team management skills.
