As an Assistant General Manager / General Manager Commercial Leasing at Bros Corp Realty LLP in Gurgaon, you will play a crucial role in leading commercial leasing activities. Your responsibilities will include driving leasing strategies, maintaining client relationships, negotiating lease terms, and staying updated on market trends. Here is a breakdown of what will be expected from you: Key Responsibilities: - Drive leasing of commercial assets such as offices to meet revenue targets. - Develop and execute effective leasing strategies to minimize vacancies and enhance returns. - Identify and engage potential tenants through networking, brokers, and direct marketing. Client Relationship Management: - Establish and nurture strong relationships with key clients, tenants, IPCs, and brokers. - Ensure high tenant satisfaction levels and foster long-term client retention. - Serve as the primary point of contact for both existing and prospective tenants. Negotiation & Closure: - Lead negotiations on lease terms, commercials, and legal clauses in collaboration with tenants and their legal representatives. - Coordinate with internal legal and finance teams to facilitate smooth documentation and closure processes. Market Intelligence & Reporting: - Stay abreast of market trends, rental values, and competitor analysis to provide regular updates to management. - Maintain leasing MIS and generate timely reports on pipeline status, closures, and revenue forecasts. Property Coordination: - Collaborate with facility, legal, and design teams to ensure timely handover and fit-out readiness. - Manage lease renewals, renegotiations, and terminations as required. Key Requirements: - Bachelor's degree in Business, Real Estate, or a related field. - Minimum of 8 years of experience in commercial leasing within a real estate developer, IPC, or property consulting firm. - Proven track record in leasing large commercial spaces, both offices and retail. - Excellent communication, negotiation, and interpersonal skills. - Profound understanding of commercial real estate laws, documentation, and financial aspects. - Client-centric approach with a robust network in the real estate sector.
