Job Description

Designation :-MANAGER / SR.DESIGN CO-ODINATOR We are seeking talented B.Arch. candidates with extensive experience in designing high-rise residential towers Project. The architect will play a crucial role in seamlessly coordinating with external agencies and internal teams to ensure effective design collaboration. This opportunity is tailored for professionals in the field of architecture. Location:- Kharghar, Navi Mumbai The role involves translating design ideas into design briefs to be handed over to design consultants/architects and internal stakeholders. Support delivers the milestones on time during the entire project lifecycle. The incumbent is responsible for coordinating and monitoring the design for a project from pre planning through to construction by ensuring the availability of design drawings and specifications in his/her project. working closely with external architects and consultants for timely delivery of design outcomes ensuring that the design brief is maintained within budget guiding and advising the projects team on design modifications and clarifications during construction phase Role Responsibilities: Project Massing - Understand the feasibility of the project in terms of built up area, saleable area during TDD stage Prepare a rough estimate for the project with FSI, number of towers, height, and other specifications and provide as input for the Costing Budgeting estimation Prepare and send RFPs Ensure timely pay-outs to the vendors and consultants by coordinating with accounts team Project Designing - Collaborate with leasing team to understand the USP and pricing of the project Extensively coordinate with architects appointed for the project for design briefs at various stages of the project(concept, schematic, GFA and GFCs) and ensure timely design briefs within the established milestones Liaise and closely work with structural and civil design teams to ensure alignment among all three elements Provide inputs on vetting for various design briefs and suggest improvements in tandem with the company expectations and envisaged product brief Project Execution - Coordinates with projects team during execution of the design. Monitors work in progress to ensure that construction is in accordance with the design Resolve Request for Information queries received from the Operations team Understanding and knowledge of building construction, building systems and site requirements Process Adherence Improvement - Identifies processes/procedures in own work area that need improvement Recommends process improvement ideas to streamline efficiency/costs/productivity Undertakes process improvement activities in own work area Complies with company defined guidelines and processes Adheres to project timelines Learning and Development Identifies self-development needs Takes concrete steps to pursue self-development through training, education, projects etc. Internal: Key Interactions - Costing Budgeting: For various budget allocation towards design requirements Leasing: For working out the design USPs of the project, product mix and pricing strategies Investment: Provide inputs for working out the feasibility of the project during TDD stage External - Consultants Vendors: Architects, Landscape, Interior Designers, IGBCs JVPs: For explaining and discussing on the design brief Legal and Liaison: For coordinating on various inputs required for GFA drawings to seek RERA, MOEF, and other government approvals Skills Required Landscape Expertise (preferred) Prior experience in managing residential high-rise projects during execution stage Knowledge of the latest trends and techniques in Architectural Designs and layouts Understanding of legal documents such as agreements and contracts Working knowledge of design software Proficiency in AutoCAD, SketchUp, Photoshop, and Microsoft Office suite is required Excellent oral and written communication Should have knowledge of the regulations, various policies for approval of plans Knowledge & Skills Familiar with all the government departments, Preparing RERA Certificates, scrutiny, obtain NOCs from Different Departments & Follow up work at govt offices. Ensuring all the compliance required for various NOC `s like MOEF, HRC, CFO, EETC, Tree, SWD, Drainage etc. are completed on time Preferred Skills Prior experience in Real Estate Prior experience in group housing and knowledge of local by-laws Qualification Experience Graduate/Post Graduate in Architecture with 10-15 years relevant work experience .
