Shift Manager

Responsibilities:

1) Annual shutdown Tests for Transformer

2) ACB /VCB _ Service all tests like CRM / IR / Timing etc,.

2) make & model of ACB & VCB, understand service reports.

3) FAPA _ all integrations with Lifts, pressurization accesses/ AHU etc.,

4) Chiller_ performance test / Refrigerant cycle, condenser / evaporator Approach

5) Cooling tower water quality / adding chemicals & purpose

5) Fire pump room details (types of pumps & purpose)

6) Types of Detectors / Sprinklers & purpose / make & model of different fire alarm panels.

7) Lifts type of safeties/ ARD purpose & how it works

8) STP & WTP purpose & functioning.

9) describe all checks done in A,B,C,D checks of a DG

1. Performs preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance.

2. Maintains Chillers and air handling / CSU units; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems.

3. Repairs and maintains a variety of facilities systems, repairs building plumbing, low-voltage, and line voltage electric systems, fire and life safety protection equipment/systems, sprinkler systems, detectors etc, conducts inspections for safety.

4. Should have thorough knowledge on Transformers operation & maintenance. Type of breakers & their safeties: Purpose & requirements of CEIG inspection.

5. Knowledge of water parameters (domestic / RO / STP) Coordinates for operation & maintenance of WTP & STP, water Tanks & washrooms.

6. Knowledge of different checks performed for DGs and preventative maintenance of DGs & variety of Pumps; troubleshoots equipment problems and identifies when appropriate AMC / CMC for external service provider to make repairs or perform warranty work.

7. Performs recordkeeping related to preventative maintenance and repair; may monitor work orders assigned to other vendors and assist them in managing work orders.

8. Knows and understands all safety procedures of the property. Trains less-skilled staff on safety procedures related to FMS operations.

9. Trains less-skilled staff in facilities maintenance trades, assists FM / management on performance evaluation.

10. Performs other duties assigned by the Property manager
