About the Role

Key Responsibilities

1. Preventive Maintenance

  • Develop and maintain a

    Preventive Maintenance Calendar

    for all cluster properties.
  • Schedule and supervise regular inspections of electrical, plumbing, HVAC, generator, and solar systems.
  • Plan and execute quarterly

    deep cleaning, pest control, and waterproofing cycles.

  • Maintain logs of all preventive checks and servicing schedules.

2. Reactive & Emergency Maintenance

  • Respond promptly to

    on-ground repair requests

    from caretakers or the guest service team.
  • Troubleshoot and resolve issues across electrical, plumbing, carpentry, painting, or equipment breakdowns.
  • Coordinate with the Operations Manager for priority-based issue handling.
  • Maintain an R&M ticket log (via Airtable or Glide) with timelines, vendor assignments, and cost tracking.

3. Vendor & Contractor Management

  • Build and manage a roster of

    local electricians, plumbers, painters, and fabricators

  • Negotiate rates and ensure transparent billing and service quality.
  • Supervise on-site vendor work and verify completion before releasing payments.
  • Maintain AMC (Annual Maintenance Contract) records for equipment like geysers, washing machines, etc.

4. Property Condition Audits

  • Conduct

    monthly R&M audits

    at all properties to check infrastructure health bathrooms, electrical fittings, paintwork, furniture, etc.
  • Submit property-wise condition reports with recommendations.
  • Tag urgent repairs, preventive upgrades, and budget forecasts.

5. Asset & Equipment Management

  • Maintain a master log of all electrical appliances, plumbing fixtures, and furniture by property.
  • Track warranty status and replacement cycles.
  • Coordinate with the Inventory Manager for material requests, spare parts, and consumables.

6. Reporting & Budgeting

  • Prepare weekly and monthly maintenance summaries including:
  • Issues resolved, pending, and escalated.
  • Costs incurred (labor + material).
  • Vendor performance ratings.
  • Assist in creating

    annual R&M budgets

    and identifying cost-saving opportunities.

7. Safety & Compliance

  • Ensure that all work complies with

    Raho safety standards

    and local regulations.
  • Maintain fire safety, signage, and first-aid readiness across all properties.
  • Train staff and caretakers on basic safety procedures and damage prevention.

Ideal Candidate Profile

  • Background:

    58 years of experience in facility maintenance, hotel engineering, or property management.
  • Preferred Sectors:

    Hospitality, real estate, co-living, or facility management.
  • Skills:

  • Strong technical understanding (electrical, plumbing, civil, carpentry).
  • Vendor management and negotiation.
  • Excellent organizational and troubleshooting ability.
  • Comfortable with digital tools for maintenance tracking (Airtable, Excel, AppSheet).
  • Fluent in Kannada and basic English communication.
