Job Description

Key Responsibilities

Preventive & Proactive Repair & Maintenance

  • Ensure 100% uptime of all facilities and equipment across PG properties through preventive, predictive, and breakdown maintenance.
  • Oversee repair and upkeep of

    electrical, plumbing, AC systems, RO systems, electronics/white goods, elevators, gym equipment, gaming equipment, furniture, and civil work infrastructure

  • Ensure timely resolution of resident complaints and closure of tickets within company-defined TAT.
  • Implement continuous improvement practices to enhance service quality and reduce recurring issues.

2. Facilities Performance & Standards Management

  • Achieve defined Key Performance Indicators (KPIs) and Service Level Agreement (SLA) targets.
  • Ensure compliance with safety, hygiene, and statutory standards across all properties.
  • Manage and track AMC (Annual Maintenance Contracts) and service agreements.

3. Team & Vendor Management

  • Lead, allocate, and monitor maintenance staff for optimal productivity.
  • Develop vendor base, negotiate site-specific contracts, and ensure financial closure of vendor payments (local & central).
  • Monitor vendor performance to ensure quality, cost-effectiveness, and timely service delivery.

4. Reporting & Communication

  • Generate and maintain MIS reports, maintenance dashboards, and inventory records for management.
  • Contribute to weekly review meetings and monthly management reports.
  • Provide regular updates on work progress, escalations, and property status.
  • Build collaborative relationships with management, team members, vendors, and residents to ensure smooth operations.

Key Skills & Competencies

  • Strong knowledge of electrical, plumbing, AC maintenance, RO systems, electronics/white goods, elevators, gym equipment, gaming equipment, furniture maintenance, and civil work.
  • Ability to troubleshoot, prioritize, and resolve issues under pressure.
  • Vendor negotiation and contract management skills.
  • Proficiency in MIS/reporting and maintenance management software/tools.
  • Leadership and team management capabilities.
  • Excellent communication and problem-solving skills.
