Job title: Quantity Surveyor — Civil & Finishes (Refurbishment / Fit-out)

Location: North Bangalore (Elements Mall → Refurbishment )

Role summary

Responsible for all commercial and cost-control activities on the refurbishment project of Elements Mall. Primary duties include preparing and managing BOQs and estimates for civil and finishing works, administering subcontractor tenders and contracts, managing variations and interim payments, and supporting the Project/Commercial Manager to deliver the project on budget.

Key responsibilities

• Prepare detailed take-offs and Bills of Quantities (BOQ) for civil works and finishes (plaster, flooring, tiling, painting, gypsum/drywall, ceilings, joinery, glazing, façade works, minor MEP interfaces as relates to finishes).
• Develop initial cost plans and detailed estimates for budgeting and tendering phases.
• Issue tender packages, evaluate subcontractor/ supplier quotations and recommend awards; negotiate rates and scope with bidders.
• Produce and maintain cost reports, forecasting, cash-flow and burn-rate analyses; track committed vs. forecasted vs. actual costs.
• Administer contracts and subcontractor documentation (letters of intent, subcontract agreements, variation orders).
• Measure and value interim applications, certify payments to subcontractors and suppliers in coordination with site/project team.
• Assess, quantify and cost variations/claims; prepare supporting documentation and change order recommendations.
• Perform value engineering exercises to optimize cost without compromising quality and programme.
• Reconcile material take-offs with deliveries/consumption; monitor wastage and provisional sums.
• Prepare and agree final accounts and handover cost closeout documentation.
• Maintain a risk register related to commercial matters; escalate critical commercial issues to Project/Commercial Manager.
• Coordinate with design team, site engineers, client representatives and procurement to ensure alignment on scope, specifications and standards.
• Ensure compliance with local statutory requirements, contract conditions and company commercial procedures.

Qualifications & experience

• Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management or equivalent.
• 4–8 years’ hands-on Quantity Surveying experience on refurbishment/fit-out projects, preferably commercial
• Proven experience in civil works and interior finishes cost estimation and contract administration.
• Experience working on projects in Bangalore/India and familiarity with local procurement and statutory practices preferred.
• Experience with final accounts, variations and claims management.

Technical skills

• Strong Excel skills (cost modeling, pivot tables).
• Experience with QS/measurement software.
• Ability to read drawings (AutoCAD/Revit) and extract quantities accurately.
• Knowledge of Indian Standards/NBC and common construction specifications for finishes.

Personal skills

• Excellent numerical, analytical and negotiation skills.
• Good written and verbal communication; able to prepare clear commercial reports.
• Detail-oriented, organised and able to manage multiple priorities under programme pressure.
• Team player who can liaise effectively with project, procurement and client teams.

Reporting & KPIs

• Reports to: Project Manager / Commercial Manager.
• KPIs: Cost variance (budget vs. actual), accuracy of estimates (% deviation), timely certification of interim payments, timely tender turnaround, number/value of successfully negotiated savings/value engineering measures.
