Job Description

As a Quantity Surveyor Manager, your role involves managing all costs and contractual matters related to construction projects from the initial bid to final settlement. Here is a breakdown of your key responsibilities in different phases of a construction project: **Pre-Construction Phase:** - **Cost Estimation and Budgeting:** Analyze drawings, conduct quantity take-off, apply market rates, and develop project budgets. - **Feasibility Studies & Value Engineering:** Conduct financial feasibility studies and identify cost-saving alternatives. - **Tendering and Bid Management:** Prepare Bill of Quantities, tender documents, evaluate bids, and assist in contract drafting and negotiation. **Construction Phase:** - **Cost Control and Monitoring:** Track project expenditures, identify cost overruns, verify completed work, and report variances. - **Change Order Management:** Identify variations, prepare cost estimates, and negotiate fair prices with clients. - **Procurement Management:** Work closely with Procurement department to ensure best prices for materials. - **Sub-contractor Management:** Create work orders, approve invoices, and assess claims for delays or extra work. **Post-Construction Phase:** - **Claims and Dispute Management:** Assist in managing and resolving contractual disputes or claims. - **Lessons Learned:** Conduct a final analysis of project costs to identify lessons learned for future projects. **Skills and Qualities Required:** - **Technical Knowledge:** Strong understanding of civil engineering, construction methods, and materials. - **Numerical and Analytical Skills:** Ability to work with numbers, analyze data, and create financial models. - **Legal and Contractual Acumen:** Solid grasp of Indian contract law and construction contracts. - **Communication and Negotiation Skills:** Ability to communicate complex financial information clearly and negotiate effectively. - **Attention to Detail:** Meticulous attention to detail to avoid financial losses. **Qualifications:** - **Education:** Bachelor's degree in quantity surveying, engineering, management, or similar. - **Minimum Experience:** 5 to 10 years of experience in quantity surveying or cost management.
