Job Description

Company: Colstay Limited (Hive Hostels).Location: Mumbai Salary Range: ₹25,000 - ₹35,000 per month.Job timing: 12-hour shift - 10:00 am to 10:00 pm.The property manager will oversee the day-to-day operations of our student hostel properties and ensure smooth coordination between management, tenants, and maintenance teams. The ideal candidate is organised, proactive, and capable of managing both people and property operations effectively.

Key Responsibilities

Tenant relations:
Manage tenant relationships and address concerns promptly.
Screen potential tenants and conduct background checks.
Handle lease agreements, renewals, and terminations.
Oversee rent collection and manage payment follow-ups.
Coordinate evictions and legal proceedings when required.
Property management:
Maintain properties to high standards through regular inspections.
Supervise maintenance and housekeeping teams.
Coordinate repairs and ensure timely resolution of issues.
Prepare and manage property budgets and financial records.
Conduct market research to stay updated on rental trends.
Marketing & leasing:
Advertise available properties across online/offline platforms.
Manage inquiries and schedule property viewings.
Negotiate lease terms and finalize contracts.
Financial management:
Set, collect, and record rent and other applicable fees.
Manage property expenses, bills, and tax-related payments.
Prepare monthly financial reports for the management/owners.
Legal & compliance:
Ensure compliance with local landlord–tenant laws.
Maintain documentation and adhere to regulatory requirements.
Enforce property standards and company policies.
