Team Leader / Assistant Manager
Key Responsibilities
1. Property Accounting & Financial Management:
- Prepare and review
property-level financial statements
in compliance with U.S. GAAP. - Manage
tenant billing, invoicing, and collections
, including rent rolls, common area maintenance (CAM) reconciliations, and other property-specific income streams. - Track and allocate
operating expenses, utilities, repairs & maintenance, and capital expenditures
to individual properties accurately. - Maintain lease abstracts, monitor lease terms, and ensure correct accounting treatment for lease-related transactions.
- Handle vendor invoices, payments, and ensure proper reconciliation of accounts payable and receivable.
- Reconcile
bank accounts, cash accounts, and inter-company accounts
across multiple properties. - Assist with
budgeting, forecasting, and variance analysis
at both property and portfolio levels. - Prepare monthly, quarterly, and annual property-level and portfolio-level financial reports for management and investors.
- Ensure
timely reporting of financial results
to support decision-making and compliance requirements.
2. Review & Accuracy:
- Conduct detailed reviews of financial statements, journal entries, reconciliations, and tenant billing for completeness and accuracy.
- Identify and investigate discrepancies or anomalies in accounting records.
- Ensure compliance with internal controls, accounting standards, and company policies.
- Provide recommendations for process improvements to enhance accuracy and efficiency.
3. Team Leadership & Mentorship:
- Lead, supervise, and mentor a team of accounting professionals, ensuring high-quality deliverables and adherence to deadlines.
- Assign responsibilities, review work, and provide coaching to enhance team performance.
- Establish
standardized processes, accounting procedures, and best practices
across properties. - Support team in resolving complex accounting issues, including property-specific accounting challenges.
4. Systems & Process Improvement:
- Leverage
Yardi Voyager 8
and other property management systems to streamline accounting processes and reporting. - Automate workflows, reduce manual tasks, and improve timeliness and accuracy of financial reporting.
- Develop dashboards, analytical reports, and financial models to support operational and strategic decisions.
- Identify process gaps and implement solutions to enhance productivity and compliance.
5. Strategic Financial Partnership:
- Partner with senior leadership to provide actionable insights for
capital planning, investment decisions, and ROI analysis
. - Support strategic initiatives aimed at portfolio growth, cost optimization, and financial performance improvement.
- Provide analysis and recommendations for new property acquisitions, renovations, and other investment opportunities.
Qualifications:
Experience:
7+ years in accounting/finance, including at least 3 years in property management or real estate investment accounting.Education:
Bachelor's degree in Accounting, Finance, or related field.Skills & Competencies:
- Expertise in property-level accounting, including CAM reconciliations, tenant billing, lease accounting, rent rolls, vendor payments, and expense allocations.
- Proven experience in reviewing financial statements and reports for accuracy, completeness, and compliance.
- Demonstrated experience in
team management, mentorship, and leadership
. - Proficiency in
Yardi Voyager 8
(required). - Strong analytical, problem-solving, and communication skills.
- Ability to implement scalable accounting processes, internal controls, and standard operating procedures.
