Job Description

1. End-to-End Project Ownership

Planning & Feasibility: Participate in initial feasibility studies, cost estimation, and project scheduling before project approval.

Design Coordination: Work closely with architects, structural engineers, MEP consultants to ensure design aligns with budget, quality, and statutory requirements.

Project Scheduling: Develop and monitor the Master Project Schedule (MPS) with milestones across design, procurement, construction, and handover.

2. Execution & Monitoring

Team Leadership: Lead site engineers, contractors, vendors, and consultants to keep work on track.

Quality Control: Ensure work meets IS codes, industry standards, and project specifications.

Cost Control: Track project budgets, approve BOQs, control cost escalations, and avoid overruns.

Time Management: Maintain adherence to deadlines; mitigate delays proactively.

3. Liaison & Approvals

Coordinate with statutory bodies (BBMP, BDA, RERA, pollution control board, fire department) for approvals.

Ensure compliance with all local laws, safety, and environmental norms.

4. Vendor & Contractor Management

Finalize contractors, negotiate contracts, and monitor performance.

Ensure timely availability of materials, equipment, and resources.

5. Stakeholder Management

Serve as the single point of contact for management, finance, marketing, and sales teams regarding project progress.

Present project status reports and highlight risks/issues to top management.

Align project delivery with business goals and customer expectations.

6. Risk & Issue Management

Identify project risks early (delays, cost escalations, design conflicts) and plan mitigation.

Resolve disputes between contractors, consultants, and internal teams.

7. Handover & Closeout

Oversee snag list completion, testing & commissioning of services (water, electricity, HVAC).

Ensure smooth handover of units to CRM and customers.
