MEP Manager Job Description
Position Overview
The MEP (Mechanical, Electrical, and Plumbing) Manager oversees the design, installation, maintenance, and operation of building systems across commercial real estate portfolios. This role ensures optimal performance, energy efficiency, and compliance with all regulatory requirements while managing capital and operational expenditures.
Key ResponsibilitiesTechnical ManagementOversee MEP systems design, installation, and commissioning for new construction and renovation projects
Develop and implement preventive maintenance programs for HVAC, electrical, plumbing, and fire safety systems
Conduct regular system performance assessments and energy audits
Manage building automation systems (BAS) and implement smart building technologies
Ensure compliance with local codes, OSHA standards, and environmental regulations
Project ManagementLead MEP-related capital improvement projects from conception to completion
Coordinate with architects, engineers, contractors, and vendors
Develop project scopes, budgets, and timelines
Review and approve technical drawings, specifications, and change orders
Monitor project progress and ensure quality control standards
Operations & MaintenanceDevelop and manage annual MEP budgets and capital expenditure plans
Oversee maintenance contracts and vendor relationships
Implement energy conservation initiatives and sustainability programs
Troubleshoot complex system failures and coordinate emergency repairs
Maintain accurate documentation of all MEP systems and modifications
Team LeadershipSupervise MEP technicians, engineers, and maintenance staff
Provide technical training and professional development opportunities
Establish performance metrics and conduct regular team evaluations
Foster a culture of safety and continuous improvement
Required Qualifications
Education & CertificationsBachelor's degree in Mechanical, Electrical, or Civil Engineering
Professional Engineer (PE) license preferred
LEED AP certification preferred
Certified Energy Manager (CEM) or similar energy credentials a plus
Experience7+ years of MEP systems experience in commercial real estate
3+ years in management or supervisory role
Experience with building automation systems and energy management
Project management experience with budgets exceeding $1M
Technical SkillsProficiency in AutoCAD, Revit, and other design software
Knowledge of building codes (IBC, NEC, NFPA, ASHRAE standards)
Understanding of energy modeling and commissioning processes
Familiarity with CMMS (Computerized Maintenance Management Systems)

Leadership and team management capabilities
Budget management and cost control expertise
Vendor negotiation and contract management skills
Physical RequirementsAbility to work in various environments including mechanical rooms, rooftops, and construction sites
Capability to lift up to 50 pounds occasionally
Comfortable working at heights and in confined spaces when necessary
Travel RequirementsTravel to multiple properties within assigned portfolio (up to 25%)
Occasional evening and weekend availability for emergency situations
