Vendor Sourcing, Qualification & Relationship Management Identify, evaluate, and select A-class vendors in India and internationally (especially UAE/Dubai) for high-end materials, finishes, landscaping, interiors, fixtures, etc. Manage vendor pre-qualification based on capability, quality, delivery reliability, financial stability, compliance, and certifications. Maintain and grow relationships with key vendors, negotiate terms, maintain performance metrics, and ensure vendor SLA adherence. 3. International Vendor Interaction Source and manage procurement from foreign vendors. Basic understanding on import regulations, customs duties, shipping & logistics, lead times, documentation. Monitor and manage international supplier performance, shipping costs, and risks (e.g. delays, currency fluctuations, quality issues). 4. Cost Management & Budget Control Prepare, monitor, and control procurement budgets; track cost variances and implement cost-saving initiatives while maintaining luxury quality. Benchmark costs, negotiate pricing, analyse Total Cost of Ownership (TCO), and drive value engineering where feasible without compromising premium specification. Quality Assurance & Compliance Ensure procured materials, finishes, services meet the luxury residential design specifications, standards and quality (materials, finishes, tolerances etc.). Work closely with design, architecture, engineering, site teams to review samples, mock-ups, submittals, ensure approval processes are adhered to. Ensure compliance with relevant local (Dubai/UAE) regulations, standards, safety, environmental laws. 6. Logistics, Delivery & Inventory Management Oversee logistics, warehousing, storage, shipping. Manage lead time, risk of delay and damage. Coordinate with site, planning, stores to ensure materials arrive on-site in the right quantities, at right time, in usable condition. Manage safety stock, inspect goods on arrival, manage rejects/ replacements. 7. Stakeholder Management Collaborate closely with design, planning, cost control, project management, legal and accounts teams to ensure procurement aligns with project objectives and constraints. Regular reporting on touch-base points : procurement status, budget vs actuals, vendor performance, risk items, forecasts, value savings, delays. 8. Risk Management Identify procurement risks (supply-chain disruption, quality, currency, logistical, vendor insolvency, delays) and develop mitigation strategies. Maintain contingency plans for critical items. 9. Continuous Improvement Develop and implement procurement policies, procedures, best practices.
