Job Description

As the Real Estate Manager at Eaton, you will be responsible for aligning with Eaton's global Real Estate Policies to effectively manage key metrics. These metrics include the number of locations, square footage per location, high utilization, cost per square foot, and compliance to corporate standards. In this role, you will report directly to the VP - Global Real Estate, and focus on driving global strategies and standards such as rooftop reduction, optimizing space utilization, and consistent brand deployment. Additionally, you will receive guidance from the India Country Leader and India leadership staff. It will be critical for you to measure and report key metrics to an engineering-focused customer base to ensure success in this role. Your responsibilities will include managing a variety of real estate projects such as relocations, office transformations, tenant improvements, build-to-suit developments, and property dispositions. You will serve as the project manager in the acquisition, relocation, and lease negotiation process for new facilities in India. Furthermore, you will manage the disposal/surrender of surplus property to maximize residual value while managing the company's risks. You will also support and drive global, regional, and other specific Real Estate initiatives across Eaton's India real estate portfolio. In terms of transaction management, you will lead all real estate transactions for owned and leased sites across India. You will act as the liaison to corporate and business unit stakeholders to define and execute the strategic direction for Eaton's footprint in India. Your role will involve overseeing site selection, conducting due diligence for real estate projects, negotiating complex lease agreements, and partnering with external brokers, appraisers, and property managers. Additionally, you will coordinate with internal partners including Law, EHS, and others to ensure consistent document review and negotiations are performed. You will also serve as the key Administrator for Eaton's lease portfolio in India, managing critical dates and advising on the condition, functionality, marketability, and value of real estate owned or leased by companies being considered for acquisition. For this position, you will need to have a Real Estate, Construction Management, or Engineering degree, along with a minimum of 15 plus years of experience in corporate investment or real estate. Your skills should include experience in leading construction projects for large industrial manufacturers, real estate and construction knowledge, project management expertise, financial analysis capabilities, and the ability to read and understand technical drawings (blueprints). An executive presence, negotiation skills, and the ability to lead and organize significant construction projects will be essential for success in this role.,
