Job Description

Key Responsibilities

Liaisoning with BBMP / BDA & Government Authorities

  • Serve as the primary liaison between the company and government bodies including BBMP, BDA, and other municipal authorities.
  • Manage and expedite approval processes for land acquisition, zoning, construction permits, and land use clearances.
  • Address regulatory issues, land record disputes, and government department queries.

Regulatory Compliance

  • Ensure all developments comply with local building codes, land use, and environmental regulations.
  • Provide advisory support to project and leadership teams on regulatory risks and solutions.
  • Work with the legal team to verify the authenticity and legality of land and project documentation.

Collaboration with Legal Team

  • Partner with internal legal counsel on documentation, due diligence, contracts, and title verifications.
  • Support legal processes for property acquisition, leasing, and sales in line with local regulations.

Stakeholder Management

  • Develop and maintain strong relationships with government officers, legal advisors, and regulatory stakeholders.
  • Represent the company in official meetings and discussions with government and community stakeholders.
  • Deliver regular reports and status updates on government approvals and project progress.

Documentation and Reporting

  • Maintain accurate records and documentation of all official approvals, correspondence, and permits.
  • Prepare internal reports on the regulatory landscape, project statuses, and stakeholder communications.
  • Assist in drafting legal documents including sale deeds, lease agreements, and property contracts.

Problem Solving

  • Resolve regulatory hurdles, property disputes, and governmental delays proactively.
  • Coordinate with local authorities to fast-track approvals and address compliance issues.
  • Collaborate with senior management to mitigate project and operational risks.

Required Skills & Qualifications

  • Education

    : Bachelor's degree in Law, Business Administration, Real Estate, or a related field
  • Master's degree in Law or Real Estate is preferred
  • Experience

    : Minimum of 10 years in liaison or regulatory roles within the real estate sector, preferably handling BBMP/BDA.
  • Legal Acumen

    : Comprehensive understanding of real estate laws, property rights, building regulations, and zoning norms.
  • CRM Proficiency

    : Experience using CRM tools for stakeholder communication and documentation tracking.
  • Communication

    : Strong verbal and written skills for interacting with government bodies and legal teams.
  • Problem-Solving

    : Analytical thinking with a proactive approach to challenges.
  • Negotiation

    : Ability to manage negotiations with legal teams, contractors, and government entities.
  • Attention to Detail

    : Accuracy in documentation and compliance across multiple projects.
