Lead - Projects (Dark Store/Warehouse Layout & BOQ)
This is a critical role responsible for the end-to-end design, development, and execution planning of new dark store and warehouse infrastructure, ensuring maximum operational efficiency and cost-effectiveness.
Key Responsibilities:
-
Strategic Layout Design and Optimization:
- Lead the comprehensive design and development of all dark store and warehouse physical layouts, focusing on achieving optimal space utilization, product flow, storage density, and overall operational efficiency.
- Utilize advanced simulation and modeling techniques to validate layout proposals and identify areas for improvement before physical implementation.
- Ensure all designs comply with relevant safety, fire, and structural regulations.
-
Bill of Quantities (BOQ) Management:
- Prepare highly detailed and accurate Bill of Quantities (BOQ) based on the finalized layout designs, covering all civil, mechanical, electrical, and racking/material handling components.
- Manage the BOQ approval process, working closely with finance and procurement teams to ensure cost transparency and adherence to project budgets.
- Conduct value engineering exercises to identify opportunities for cost reduction without compromising quality or operational integrity.
-
Cross-Functional Collaboration and Stakeholder Management:
- Serve as the primary liaison between the Projects team and critical cross-functional departments, including Operations (to understand flow requirements), Construction (for build feasibility), and Procurement (for material sourcing and costing).
- Ensure all layout and BOQ deliverables are rigorously aligned with specific business requirements, volume forecasts, and long-term strategic growth plans.
- Proactively manage timelines, project budgets, and stakeholder expectations throughout the entire design and pre-construction phase.
-
Process Improvement and Standardization:
- Drive a culture of continuous improvement by regularly reviewing and refining existing layout designs, design standards, and the BOQ preparation process.
- Develop and maintain a standardized library of store and warehouse templates and BOQ items to accelerate the rollout process and ensure consistency across geographies.
- Implement best practices in industrial engineering and facility planning.
Key Skills & Competencies:
-
Technical Proficiency:
Deep, proven experience in end-to-end physical layout design and meticulous BOQ preparation specifically for warehousing, distribution centers, or dark store facilities. -
Software Expertise:
Advanced proficiency in computer-aided design (CAD) software such as AutoCAD
and 3D modeling tools like SketchUp
or similar industry-standard applications. -
Analytical Rigor:
Exceptional analytical and complex problem-solving skills with the ability to translate operational challenges into effective spatial design solutions. -
Communication & Influence:
Excellent verbal and written communication skills, coupled with strong stakeholder management abilities to influence, negotiate, and drive consensus across diverse teams. -
Project Management Fundamentals:
Solid understanding of project management principles, including timeline creation, risk assessment, and budget tracking related to infrastructure projects.
What We Look For:
-
Experience:
3-5 years of direct, relevant experience in technical project management, industrial engineering, or specialized facility layout design. -
Industry Context (A Strong Plus):
Prior experience within the fast-paced environments of e-commerce, quick-commerce, organized retail, or third-party logistics (3PL)
is highly advantageous. -
Work Ethic:
Demonstrated ability to thrive and deliver high-quality results consistently in a demanding, fast-paced, and rapidly evolving business environment.
