A. Due Diligence & Litigation: Conduct legal due diligence on properties and provide preliminary title verification reports. Coordinate with bank panel advocates for legal opinions related to project approvals and finance. Manage both litigation and non-litigation property matters, including court proceedings and settlements. Liaise with revenue departments and other statutory authorities for real estate compliance and approvals. B. Legal Drafting & Documentation: Draft, review, and vet a wide array of documents including: Agreements for Sale , Sale Deeds , Lease Deeds Joint Development Agreements (JDA) , Memorandum of Understanding (MOU) General/Specific Power of Attorney (GPA/SPA) , Assignment Deeds , Affidavits Prepare and validate legal clauses for leasing, space sharing, exchange agreements, and redevelopment projects. Ensure proper payment of stamp duty and timely registration of agreements. C. Regulatory & Advisory Support: Handle all RERA-related documentation and compliance . Provide legal advice on complex property, procurement, and township development matters . Assist internal stakeholders (Leasing, Operations, Procurement) with legal risk assessments and approvals. Maintain monthly compliance reports and contract execution trackers. Role & responsibilities Preferred candidate profile Education: LLB (Full-time) from a recognized university. Experience: 3-5 years (for mid-senior role) in legal function of real estate industry. Drafting role: Minimum 4 years of core experience in legal drafting. Strong command of English and Kanada (or relevant regional language). In-depth knowledge of real estate laws , land acquisition processes , litigation procedures , and RERA . Proven ability to handle complex property documentation with precision.

Role & responsibilities Project Planning & Execution: Prepare detailed project schedules, budgets, and resource plans. Oversee execution of real estate projects from concept to completion, including land development, civil works, and finishing. Ensure timely delivery in alignment with RERA timelines. Team & Vendor Management: Manage site engineers, contractors, and consultants. Review work progress, resolve bottlenecks, and ensure daily task execution. Evaluate vendor performance and ensure contractual compliance. Quality & Safety Compliance: Implement strict quality control measures. Ensure adherence to safety norms and environmental regulations. Coordinate site audits and regulatory inspections. Cost & Budget Control: Monitor project cost vs. budget; identify cost-saving opportunities. Approve bills, track BOQs, and manage project cash flow. Client & Stakeholder Coordination: Regularly update senior management on project milestones. Coordinate with sales, legal, design, procurement, and finance teams for seamless execution. Conduct periodic site walkthroughs with clients or external consultants. Documentation & Reporting: Maintain project documentation including DPRs (Daily Progress Reports), MIS reports, and drawings. Prepare project status reports, budget variance reports, and delay analysis.

A basic understanding of real estate project features, legal documentation, pricing structures, and the overall booking process is also important. The executive should have strong interpersonal skills to build trust with clients and ensure a positive customer experience. The ability to coordinate effectively with internal teams, prepare clear and concise reports, and resolve client objections or concerns with confidence further supports success in this role.
