Engineering Executive

About the role

Objective of the role:

We are looking for an experienced Executive Engineer to oversee all technical IFM (Integrated Facility Management) activities. The Executive Engineer will report to the Assistant Facility Manager. The ideal candidate will be well-organized and able to lead a large team and showcase phenomenal efficiency to ensure our business's accommodation is problem-free and safe so that employees can work under the best conditions.

Responsibilities

Ensure 100% uptime of client facilities across India
Perform ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems
Maintain and operate all HVAC systems, MEP (Mechanical, Electrical, Plumbing) systems, and associated equipment, electrical equipment, plumbing systems, building management system (BMS), and building repairs
Perform facility inspections and report on conditions affecting operations
Respond immediately in emergencies
Prepare and submit summary reports on the condition of buildings and recommend actions to be taken (IR, RCA, CAPA, etc.)
Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems
Comply with all safety procedures and requirements
Maintain compliance with city, county, and state ordinances and codes
Support any after-hours building needs and activities as required
Establish Engineering & Operational procedures and roll them out for site staff
Establish contacts with local authorities on facility-related issues and maintain relationships
Responsible for all legal & authorities-related compliances pertaining to facility & engineering systems
Plan and manage the budgets for Engineering & Operational contracts
Carry out technical audits for all installations at periodic intervals
Review the maintenance/service practices of M&E contractors to deliver quality work in line with manufacturer recommendations
Responsible for planning critical spares for all installations as per manufacturers recommendations and inventory
Develop maintenance-related schedules and shutdowns in consultation with Clients/OEMs
Periodically inspect logbooks, checklists, history cards, and PPM (Planned Preventive Maintenance) schedules for better management of engineering systems
Work towards achieving zero downtime and set up practices to ensure seamless service delivery to clients
Ensure landlords compliance with statutory obligations such as CEIG, Fire, Lift, Explosives, and stability certificates
Set up maintenance contracts to mitigate risk to client operations
Ensure Planned Preventive Maintenance activities are undertaken in accordance with the schedule
Implement and manage risk and safety work practices to reduce interruptions to operations
Implement pre-emptive maintenance programs to reduce the risk of sudden failures of critical equipment

Experience & Education

Minimum 5 years of experience as an Executive Engineer or in a relevant position
Well-versed in IFM operations and facilities management best practices
Diploma in Electrical Engineering (EEE) or BE-EEE with C License holder
Good nonverbal communication skills
Must have keen learning skills in accordance with the dynamic nature of the client business
Prior knowledge of tech-based dashboards is desirable
Manage all FM-related requirements for the location to the end-user satisfaction levels and maintain JLL standards on deliverables
Vendor management, scheduled reports, facility trackers, MMR, SLA, client management, builder coordination
