1. Job Purpose

To drive business growth by identifying new corporate interior fit-out opportunities, developing relationships with corporate clients, Project Management Consultants (PMCs), architects, and corporate real estate consultants, and securing profitable turnkey interior projects across assigned regions.

2. Key Responsibilities

A. Business Development & Lead Generation

• Identify and develop new business opportunities in corporate office interior fit-outs, civil works, turnkey contracting, and Design & Build projects.
• Generate leads for corporate office projects, commercial spaces, office renovations, and expansion projects.
• Develop business through corporate clients, commercial real estate developers, architects, and project consultants.
• Build and maintain a strong pipeline of prospective projects and upcoming tenders.

B. Client & Consultant Relationship Management

• Develop relationships with leading PMCs and real estate consultants,
• Build connections with corporate occupiers, facility management teams, procurement heads, project directors, and real estate decision-makers.
• Arrange client meetings, capability presentations, project discussions, and business review meetings.
• Maintain long-term relationships to generate repeat business and referrals.

C. Tendering & Commercial Coordination

• Identify suitable tenders, RFQs, RFPs, and BOQs for corporate interior projects.
• Coordinate with estimation, design, procurement, and project execution teams to prepare competitive proposals and quotations.
• Follow up on commercial negotiations, technical presentations, tender submissions, and final offer approvals.
• Ensure opportunities meet the company's target margins and commercial requirements before commitment.

D. Order Booking & Revenue Growth

• Achieve annual business development and order-booking targets.
• Convert qualified leads into confirmed work orders and purchase orders.
• Develop opportunities for projects involving civil and interior fit-outs, MEP services, modular furniture, and turnkey execution.
• Maintain an accurate sales pipeline, forecast order bookings, and report progress to management.

E. Market Intelligence & Reporting

• Monitor upcoming corporate office leasing, new office developments, expansion plans, and competitor activities.
• Maintain a database of clients, consultants, architects, developers, and key decision-makers.
• Prepare weekly and monthly reports covering leads, meetings, tenders, proposals, conversions, and expected order values.
• Provide regular updates on market opportunities and business development performance.

3. Key Performance Indicators (KPIs)

• Annual order-booking and revenue targets.
• Number of qualified leads and new client accounts developed.
• Value of active opportunities and tender pipeline.
• Conversion ratio from enquiry to confirmed order.
• Profitability and gross margin of secured projects.
• Number of new PMC, consultant, architect, and corporate client relationships.
• Timely follow-up and accuracy of business forecasts.

4. Required Qualifications & Experience

• Bachelor's degree or diploma in Civil Engineering, Interior Design, Construction Management, Business Administration, or a related field.
• 5–10 years of experience in business development for corporate interior fit-outs, commercial construction, or turnkey contracting.
• Strong network with PMCs, architects, corporate real estate teams, and procurement professionals.
• Experience handling large corporate interior projects and commercial tenders.
• Understanding of BOQs, drawings, project costing, tendering, commercial negotiations, and work order processes.
• Excellent communication, presentation, negotiation, and client relationship management skills.
• Willingness to travel for client meetings and business development activities.

5. Preferred Candidate Profile

• Proven track record of securing corporate interior fit-out projects.
• Existing relationships
• Strong commercial understanding with a focus on profitable order booking.
• Self-driven, target-oriented, professional, and capable of independently managing the complete business development cycle.

6. Reporting & Coordination

Reports to: Managing Director / Director – Business Development

Internal Coordination: Estimation, Design, Procurement, Project Execution, Finance, and Management.

Primary Responsibility: Lead generation, client relationship management, opportunity development, commercial negotiations, and securing profitable corporate interior fit-out orders.

7. Compensation

Competitive salary based on experience, existing client network, and demonstrated business development performance, with performance-linked incentives on achieving agreed targets.

Pay: From ₹1,200,000.00 per year
