About the Role : BMS

Job Overview:

The right candidate for this position should have extensive experience & knowledge of BMS Software operations. BMS system for complete HVAC, Fire Detection, alarm and suppression System, Public Address System, Pre-action Fire Suppression System, VESDA Smoke Detection System, Water Leak Detection System, Rodent Repellent system, TPI – Third part integration, UPS, PAC, CSU, Energy meters, VFD, VAVs, CO2 sensor.

The broad areas of responsibilities are:

• Managing IBMS
• To monitor the Integrated building management system (IBMS) for alarms.
• Responsible for proactively identifying improvements to the system in order to reduce BMS-related system failures, and to improve the efficiency of the building.
• Checks routinely for correct operation of all equipment in location that include BMS control of systems.
• Adjust variables and provide adjustment as required to ensure systems are operating correctly within parameters
• Incident Management cum Tracking
• To carry out a remote fix to resolve an alarm, or where not possible, raise a work order/Incident Ticket for a contractor/partner to investigate and fix the fault.
• Then follow up to ensure the incident is satisfactorily closed out and the issue resolved.
• Follow up for Root Cause Analysis to ensure satisfactory closure.
• Reduction of system alarms, lockouts, overrides, disables, off-lines, by accurate calibration and adjustment of field sensors, switches etc.
• Provide technical advice and input on BMS development opportunities.
• Monthly MIS
• Daily/Weekly/Monthly generation of Reports, Trends, abnormalities in the system and analysis of these documents,
• Prepare detailed reports, technical communications and dashboards on work carried out
• Implement energy saving initiatives by additional monitoring or modification of control systems
• Follow with Partners to get Root Cause Report
• Preparation of internal Root Cause Analysis to ensure satisfactory closure.
• Customer Orientation
• Be the first point of contact for alarm monitoring and BMS interrogation.
• Respond to client queries regarding issues.
• Maintain and update reporting dashboard for monthly internal/client reporting.
