BMS Executive - Nellore - Andhra Pradesh

Role & responsibilities

1. Operating & maintaining SIEMENS Desigo Insight Software & Air Cooled Chillers, CSUS, AHUs, FCUs, Precision, Cassette, Exhaust, Units.
2. Monitoring fire detection alarm system, such as smoke detector, heat detector, sprinkler & emergency exit alarm; water tank supply level alarm, air handling unit, kitchen exhaust fan and fresh air handling unit & Car Ventilation system.
3. Monitor the operation of the HVAC control systems using the BMS to monitor performance.
4. Maintaining the records of PM/breakdown schedule, service reports, history cards.
5. Attending and monitoring the complaints/requisition/job card by facility team to management.
6. Chiller Performance and running parameters, BTU and provided Chilled Water Flow and Temperatures.
7. Chemical Dosing & Parameters.
8. Billing Software Knowledge.
9. To resolve any unexpected technical difficulties and other problems that may arise at any time.
10. Monitor and record values of HVAC systems to build up a database of records to provide data for energy efficiency improvement.
11. Supervising & maintaining (AMCs - Annual Maintenance Contracts) for Chiller, AC, Machine Handling Equipment.
12. Carry out routine checks for correct operation of all control equipment as directed by site management and Daily/Weekly Servicing Plan.
13. Renovate and replace equipment as required by fault finding to maintain equipment in optimal performance condition.
14. Adjust variables and provide adjustment as required to ensure systems are operating correctly within parameters.
15. Communicate all maintenance and repair actions in writing for information to management as required.
16. To ensure proper maintenance of materials and to advise on technology and modifications required to improve efficiency and cost savings.
17. To develop a close working relationship with the site management and client to ensure communication lines are open and complete periodical reports on the progress of work for record purpose.

Qualification and Experience

B.Tech/B.Sc (Instrumentation) having 4-5 years experience in handling BMS System.
