About the Role:
This leadership role is responsible for setting the strategic direction for all design initiatives, fostering a culture of creativity and innovation, and ensuring that design excellence is embedded throughout the organization. The incumbent will lead and oversee all project designs for residential, commercial, retail, hospitality and mixed-use projects in India by collaborating, engaging and directing the internal teams, consultants and contractors.
Key Responsibilities:
Design
- Develop and implement a design strategy that aligns with the Trehan Iris overall vision and brand identity for commercial, mixed use, residential and luxury real estate.
- Stay current with latest design trends and innovations in all segments of the real estate industry.
- Conduct thorough market research to understand customer preferences and rapidly changing expectations to arrive at designs
- Before initiating any project design, work closely with management to understand their vision for the upcoming project, target audience, design preference etc.
- Develop and present design proposals and presentations to management effectively communicating the design vision and value proposition.
Execution and Project Management
- Overall responsible for developing and design detailed engineering activities.
- Plans, assigns, supervises, and reviews Structural-Design/ Architectural/ MEP-Design/ Quantity Survey for planning, designing, cost estimating.
- Driving the preparation and maintenance of cost records which are used in preparing cost estimates of new projects.
- Interact with internal and external Stakeholders to develop requirement specific solutions.
- Actively manage the full design lifecycle for all the projects from initial concept development to final execution.
- Collaborate with key stakeholders across various departments (e.g., projects, marketing, engineering) to ensure design is integrated seamlessly into all aspects of the business.
- Establish and maintain design standards, style guides, and brand guidelines to ensure design consistency.
- Interact with technical Consultant to ensure design achievability.
- Review and approve weekly, monthly and special progress reports, as needed.
- Manage and resolve disputes between Consultants, Contractors and other Stakeholders.
- review and approve drawings / submittals by the various design consultants
- responsible for execution and monitoring of architectural work as per the drawings for all the projects.
- Coordination with international and local architects and consultants for MEP services & design layouts.
- Translating abstract business concepts or requirements into conceptual designs
- Ensure to provide quality design and on time delivery.
- Oversee space planning, furniture selection, material specification, and interior design elements, if applicable
- Collaborate with architects, engineers, and other stakeholders to ensure seamless project integration.
- Ensure best practices and compliance with architectural standards, building codes, regulations, and safety standards.
- Review and approve design proposals, drawings, and specifications.
- Manage design budgets and resources effectively.
- Take management approval for any design change post approval and perform impact analysis
Vendor Management and Quality Assurance
- Identify and build relationships with qualified vendors and suppliers specializing in high-end materials, furniture, and finishes
- Oversee the procurement process and ensure the quality of all design elements.
Team Development
- Lead and manage the design team, providing mentorship and coaching, to deliver high-quality designs.
- Conduct design reviews and provide constructive feedback to team members.
- Working with the team to brainstorm creative ideas using different techniques, such as storyboarding or mind-mapping, to visualise different stages of the project
- Conduct periodic performance reviews with direct reportees and discuss areas of development
Technology & Innovation
- Develop working method based on QMS and other given guidelines.
- Prepare design tools and methods competence and implement good design practices.
- Stay updated on industry trends and emerging technologies in construction design.
- Identify and implement new design tools and software to enhance the teams capabilities.
Key Requirements:
- Bachelor's degree in Architecture (B.Arch).
- Proficiency in design software (e.g., AutoCAD, Revit, SketchUp) and ability to interpret technical drawings and specifications.
- 20 years of experience in designing and delivering commercial and residential projects.
- Proven track record of success in building and leading high-performing design teams.
- Strong knowledge of architectural design principles, commercial building codes, and industry standards and construction processes.
- Excellent communication, leadership, project management skills and organizational skills.
- A keen eye for design trends and a passion for creating innovative and aesthetically pleasing experiences.
- Proven ability to develop and manage design budgets.
- Strong understanding of user-centered design (UCD) principles and methodologies.
- Extensive experience in all aspects of the design process, from user research to visual design and prototyping.
