• A Title Examiner in the US mortgage industry plays a critical role in ensuring the legal status and accuracy of property titles before transactions are completed.

Essential Job Functions:

Document Examination:

• Review and analyse property documents such as deeds, mortgages, liens, judgments, easements, and contracts to verify legal descriptions, ownership, and any restrictions.

Public Record Searches:

• Conduct thorough searches of public records to gather information about the property's history, including previous sales, mortgages, and any outstanding liens or encumbrances.

Title Reports:

• Prepare detailed reports describing any title encumbrances encountered during the search and outline actions needed to clear titles

Compliance Verification:

• Ensure that all documents comply with relevant laws and regulations, such as RESPA, Truth-in-Lending, and the Equal Credit Opportunity Act

Communication:

• Collaborate with realtors, lenders, buyers, sellers, and other stakeholders to exchange title-related information and resolve any issues

Quality Control:

• Maintain accurate and up-to-date records of the title search process and ensure all information is accurate and meets required standards

Customer Service:

• Provide exceptional customer service by keeping clients informed about the progress of the title examination and addressing any concerns

Problem Resolution:

• Resolve any title issues or disputes that arise during the examination process

Work Environment:

• This job requires office-based work.
• Depending on the workload or during periods of increased inflow, overtime may be necessary on a daily or weekend basis.
• Overall, Title Examiner work in a structured and detail-oriented environment, with a focus on risk assessment and decision-making
