Job Description

Role Summary:

The Manager/ Sr .Manager -Sales is responsible for driving residential plot/real estate sales at Indriya Realtors by leading a high-performing direct sales team, achieving monthly/quarterly targets, ensuring strong customer engagement, and managing end-to-end sales processes from lead conversion to booking closure.

Key Responsibilities:

1. Team Leadership & Target Management

  • • Lead, mentor, and manage the sales team (Assistant Managers & Executives).
  • • Set individual and team sales targets aligned with project-wise goals.
  • • Conduct regular performance reviews, coaching, and motivation sessions.

2. Sales Planning & Execution

  • • Plan and execute sales strategies for new and ongoing projects.
  • • Monitor and manage daily site visits, follow-ups, and closures.
  • • Track lead pipeline in CRM and ensure timely updates by team.

3. Client Engagement & Closing

  • • Meet with potential buyers and investors at the site or office.
  • • Understand client requirements and suggest appropriate plots/units.
  • • Negotiate and finalize deals, coordinate for documentation & booking.

4. Reporting & Coordination

  • • Submit daily, weekly, and monthly sales reports to GM.
  • • Coordinate with Marketing, CRM, Legal, and Projects teams for smooth workflow.
  • • Highlight market trends, competitor activity, and customer feedback.

5. Process & Compliance

  • • Ensure adherence to RERA norms, booking procedures, and internal sales protocols.
  • • Oversee booking form verification, documentation, and payment follow-up.

6. Training & Development

  • • Conduct product training for new joiners.
  • • Keep the team updated on project features, inventory status, pricing, and offers.

KPIs (Key Performance Indicators):

  • • Monthly & quarterly sales target achievement
  • • Site visit-to-booking conversion ratio
  • • Team performance and retention
  • • CRM usage discipline
  • • Client satisfaction & feedback

Skills & Attributes Required:

  • • Excellent leadership and communication skills
  • • Strong negotiation and closing ability
  • • Good knowledge of real estate market trends
  • • Proficiency in CRM tools and MS Office
  • • Fluent in English and local language (Tamil, if applicable)

Experience:

  • • Minimum 58 years of experience in real estate or high-value B2C sales
  • • Proven track record of meeting and exceeding sales targets
  • • At least 2–3 years of experience in a team-leading or managerial capacity

Educational Qualifications:

  • • Bachelor’s degree in Business Administration, Marketing, or any related field
  • • MBA or PG Diploma in Sales/Marketing is preferred

Salary:

Compensation will be as per industry standards, based on experience, performance, and qualifications.
