Job Description

Role & responsibilities

1. Site Identification & Market Research

  • Support in identifying potential locations for new stores, dark stores, warehouses, and micro-fulfillment centers.
  • Conduct on-ground market surveys, demand assessment, and competitor mapping.
  • Create and maintain a pipeline of shortlisted properties aligned to the expansion plan.

2. Property Assessment & Feasibility Support

  • Collect site details: rentals, carpet area, catchment data, visibility, access, and utilities.
  • Assist in initial financial feasibility, ROI inputs, and cost benchmarking.
  • Coordinate with internal teams to gather technical and operational feasibility inputs.

3. Negotiation & Transaction Support

  • Coordinate with brokers/landlords during price discussions and follow-ups.
  • Prepare comparison sheets, negotiation summaries, and approvals.
  • Support in drafting LOIs and coordinating lease documentation with legal teams.

4. Broker, Vendor & Landlord Coordination

  • Maintain a local broker/landlord network and ensure timely property leads.
  • Track ongoing discussions, renewals, and closures.
  • Assist in resolving basic operational or documentation issues.

5. Project Coordination & Handover

  • Work with design/projects/operations teams for site readiness and handovers.
  • Track timelines, documentation status, and site readiness checkpoints.
  • Escalate risks and on-ground challenges proactively.

6. Compliance & Documentation Support

  • Collect and verify required documents (NOCs, taxes, utility bills, approvals, licenses).
  • Ensure files and digital records are updated and audit-ready.
  • Coordinate with legal/liaison teams for statutory clearances.

7. Portfolio Tracking & Reporting

  • Maintain databases of active sites, rentals, renewals, and key dates.
  • Track escalations, expiries, and support in renegotiation analysis.
  • Prepare MIS reports, dashboards, and trackers for leadership review.

Qualifications & Experience

  • Graduate/MBA preferred Real Estate, Business, Operations, or Finance.
  • 0–4 years

    of experience in real estate acquisition, property coordination, or expansion support (retail/QSR/grocery/FMCG preferred).
  • Good understanding of leasing, documentation, and property evaluation basics.
  • Strong coordination, follow-up, and stakeholder management skills.
  • Proficiency in Excel, trackers, and MIS reporting.
  • Ability to travel frequently and work on multiple sites simultaneously.
