The Quantity Surveyor is responsible for end-to-end cost and contractual management of EPC, commercial, and real-estate development projects. From initial estimates through final accounts, this role drives cost efficiency, risk mitigation, and full compliance, partnering with internal teams, contractors, external survey agencies, and clients to deliver projects on time and within budget. Key Responsibilities:- 1. Cost Estimation Prepare preliminary cost estimates, feasibility studies, and detailed Bills of Quantities (BOQs) for EPC and commercial tenders. Develop and maintain cost databases and benchmark rates covering both EPC scopes (engineering, procured equipment, civil works) and commercial fit-outs. Lead value-engineering sessions to optimize design, materials, and construction costs. 2. Tendering & Procurement Issue tender documents and pre-qualify bidders for EPC packages and commercial subcontracts. Evaluate bids, conduct cost comparisons, and recommend contract awards. Negotiate rates, payment terms, and scopes with suppliers, subcontractors, and vendors. 3. Cost Control Review and certify contractor payment applications, variations, change orders, and claims. Monitor budget vs. actual expenditures; identify variances and implement corrective action plans. 4.Measurement & Reporting Perform site measurements and quantity take-offs in line with drawing revisions for both commercial interiors and EPC installation works. Update BOQs and maintain accurate records of work executed. Produce monthly cost reports, cash-flow forecasts, and budget-to-actual analyses for management review. 5. Risk Management & Compliance Identify and assess contractual, commercial, and project delivery risks across EPC and commercial packages. Ensure all works comply with statutory regulations (RERA, GST, labour laws) and contractual obligations. Support internal and external audits by furnishing cost documentation and audit schedules. 6. Stakeholder Coordination Liaise with contractors and external survey agencies to align on scope, schedules, and cost targets. Attend progress and coordination meetings; present cost-status updates and impact forecasts. Act as the primary contact for clients, consultants, and contractors on all cost-related matters.
