project maintenance

Job Purpose

To oversee and carry out preventive and corrective maintenance activities across ongoing and completed project sites. Ensures timely repair of civil works, MEP systems, common areas, and infrastructure to maintain quality, safety, and operational standards.

Key Responsibilities

1. Preventive & Corrective Maintenance

• Conduct routine inspections of buildings, amenities, common areas, and site infrastructure.
• Identify cracks, seepage, leakages, flooring issues, plaster defects, drainage problems, and structural damages.
• Execute or coordinate repair works using internal/external teams.
• Maintain checklists and ensure timely completion of all maintenance tasks.

2. Coordination With Project Teams

• Coordinate with Site Engineers, MEP teams, and Project Managers for maintenance requirements.
• Support handover teams by completing pending rectifications.
• Assist CRM teams with post-handover maintenance requests.

3. Vendor & Contractor Supervision

• Coordinate with appointed contractors for repair tasks.
• Monitor workmanship quality and ensure compliance to project standards.
• Validate contractor work completion before approvals.

4. Material & Inventory Management

• Ensure availability of maintenance materials (cement, sand, tiles, plumbing items, electrical items).
• Track usage and report shortages or procurement needs.
• Maintain tools and equipment in working condition.

5. Safety & Compliance

• Follow all safety protocols during maintenance activities.
• Ensure barricading, signage, and safe working practices at the site.
• Report any safety hazards immediately.

6. Documentation & Reporting

• Maintain maintenance logs, daily progress reports, and defect closure status.
• Update MIS on maintenance requests, pending tasks, and completion timelines.
• Document beforeafter photos of rectification work.
