Positions Available: 2

Project Lead to manage high-end residential and apartment projects from start to completion. Must have experience as Project Manager/Director for commercial base build projects of 5-10 lakh sq ft with knowledge of MEP services, planning, contracts, and design coordination.

Project Management

• Manage high-end residential and apartment projects from inception to completion

• Lead project teams including architects, engineers, contractors, and consultants

• Ensure projects meet scope, budget, timeline, and quality requirements

• Coordinate with senior management and provide project status reports

• Make project decisions and resolve issues during execution

Planning & Scheduling

• Develop project execution plans and master schedules

• Create work breakdown structures and resource allocation plans

• Monitor project progress and implement corrective actions

• Track critical path activities and manage project timelines

• Maintain project control systems for progress and cost tracking

Technical & Design Coordination

• Coordinate architectural, structural, and MEP design integration

• Review technical drawings, specifications, and construction methods

• Ensure compliance with building codes and regulatory requirements

• Manage design changes and coordinate approvals

• Implement value engineering to optimize costs

MEP Systems Management

• Oversee Electrical, HVAC, Firefighting, Fire Alarm, and Plumbing systems

• Coordinate MEP design with consultants and contractors

• Review MEP specifications and equipment selection

• Monitor MEP installation and system integration

• Manage MEP testing, commissioning, and handover

Contract & Commercial Management

• Manage contractor selection and contract negotiations

• Handle procurement of materials, equipment, and services

• Ensure contract compliance and manage change orders

• Monitor contractor performance and specification adherence

• Manage payment certifications and commercial settlements

Quality & Safety

• Implement quality control measures and construction standards

• Monitor safety protocols and regulatory compliance

• Conduct site inspections and quality audits

• Manage testing and commissioning of building systems

• Coordinate final inspections and project handover

Stakeholder Management

• Maintain communication with clients and regulatory authorities

• Coordinate permits and approvals with local authorities

• Manage client relationships throughout project lifecycle

• Facilitate project meetings and coordinate stakeholders

• Handle escalations and resolve conflicts

Education & Experience

• B.E/B.Tech in Civil Engineering

• 15-20 years experience in construction project management

• Must have worked as Project Manager/Director for commercial base build projects

• Experience managing projects of 5-10 lakh sq ft from start to finish

• Experience in high-end residential or apartment projects

Technical Skills

• Knowledge of MEP services: Electrical, HVAC, Firefighting, Fire Alarm, Plumbing

• Understanding of construction methods, materials, and building systems

• Experience in project planning, scheduling, and resource management

• Proficiency in project management and construction software

• Knowledge of building codes, safety regulations, and quality standards

Management Skills

• Team leadership and management experience

• Contract negotiation and commercial management skills

• Problem-solving and decision-making abilities

• Communication and stakeholder management skills

• Design coordination and technical review experience

• Budget management and cost control experience

Industry Requirements

• Experience with luxury residential developments or premium apartments

• Understanding of residential construction standards and client requirements

• Knowledge of residential building systems and construction technologies

• Experience with residential project approvals and regulatory processes

• Post-graduate degree in Construction Management

• Project Management certifications (PMP/PRINCE2)

• Experience with green building certifications (LEED/GRIHA)

• Knowledge of smart building technologies

• Experience with international construction standards
