Project Incharge

Position Overview

The Project Incharge Punawale Project will be responsible for the end-to-end planning, execution, and delivery of the Punawale development, initially comprising three residential towers of 25 floors each within a 17-acre master plan. This leadership role will oversee all aspects of project management from design coordination and statutory compliance to execution, quality assurance, timelines, cost control, and stakeholder management.

The ideal candidate will have strong technical expertise, proven project leadership experience, and the ability to drive large-scale residential developments to successful completion.

Key Responsibilities

1. Project Planning & Strategy

• Develop and implement a comprehensive project execution plan, including timelines, budgets, resource allocation, and risk mitigation strategies.

• Coordinate with the design, liaison, and procurement teams during the pre-construction stage to ensure design feasibility, statutory compliance, and optimal construction methodologies.

• Prepare project schedules, milestones, and progress tracking systems using industry-standard tools (e.g., MS Project, Primavera).

2. Project Execution & Monitoring

• Lead and supervise all on-site construction activities to ensure adherence to approved drawings, specifications, and quality standards.

• Ensure work progress aligns with project schedules and cost budgets.

• Oversee and coordinate with contractors, consultants, and vendors to ensure timely completion and adherence to safety, quality, and environmental norms.

• Monitor productivity, material consumption, and labour deployment to ensure operational efficiency.

• Anticipate and resolve potential execution challenges proactively.

3. Quality, Safety & Compliance

• Ensure strict compliance with all statutory, legal, and environmental regulations.

• Implement quality control systems and safety protocols in line with company and ISO standards.

• Conduct regular site audits, safety reviews, and quality checks to ensure excellence in construction standards.

4. Financial & Cost Management

• Review contractor bills, variation claims, and rate analyses for approval.

• Identify cost-saving opportunities through efficient procurement, resource optimization, and value engineering.

5. Stakeholder & Team Management

• Build and lead a competent project execution team comprising engineers, supervisors, and site administrative staff.

• Foster collaboration and accountability across multidisciplinary teams.

• Manage and communicate effectively with all stakeholders, internal management, contractors, consultants, and local authorities.

6. Handover & Post-Completion

• Ensure seamless coordination with customer service, facilities management, and marketing teams for timely handover.

• Drive defect rectification and post-handover quality assurance.

Qualifications & Experience

• Education: B.E./B.Tech in Civil Engineering

• Experience: 15-20 years of relevant experience in managing large-scale residential or township projects, with at least one project delivered as overall Project In charge or Deputy Project In charge.

• Technical Skills:

• Strong command over construction management, structural systems, MEP coordination, and finishing works.
• Proficiency in MS Project/Primavera and AutoCAD.
• Familiarity with sustainable building practices and new-age construction technologies (e.g., Mivan, Precast).

• Preferred Background: Experience with reputed real estate developer having managed a multi-tower or township project more than 10 Lac Square Feet.
