Principal Architect

Key Responsibilities:

· Develop architectural concepts, master planning, and design strategies aligned with project feasibility and business goals

· Prepare, review, and approve schematic designs, design development drawings, and GFC drawings

· Ensure compliance with BBMP, BDA, BMRDA, DTCP, RERA, NBC, Fire, Environmental, and Airport Authority norms

· Lead approval processes including sanction drawings, authority submissions, and liaison coordination

· Coordinate with structural, MEP, HVAC, fire, landscape, interior, and external consultants

· Provide architectural guidance and issue resolutions during construction and site execution

· Review drawings for constructability, quality standards, material specifications, and cost optimization

· Conduct regular design review meetings and site visits

· Manage timelines for design deliverables and approvals

· Ensure standardization of drawings and design documentation across projects

· Mentor and manage in-house architects, draftsmen, and junior designers

· Support management with presentations, feasibility studies, and value engineering proposals

Required Skills & Competencies

· Strong experience in residential, commercial, plotted, and apartment projects

· Excellent knowledge of Bangalore local bylaws and approval processes

· Proficiency in AutoCAD, Revit, SketchUp, Lumion/Enscape, MS Office

· Strong leadership, coordination, and communication skills

Qualifications

Bachelor’s or Master’s degree in Architecture

Registered with Council of Architecture (COA)

Job Type: Full-time

Pay: ₹120,000.00 - ₹200,000.00 per month
