Role & responsibilities - Identify and engage potential multinational and large corporate clients in need of Warehousing and Industrial space solutions. - Promote and pitch Sky Warehousing Private Limited build-to-suit capabilities to relevant decision-makers. - Understand client requirements and coordinate with internal teams (design, construction, legal) to propose customized warehousing and industrial park solutions. - Lead negotiations, structure commercial terms, and close deals efficiently. - Manage end-to-end client relationship: from initial contact and proposal development to contract finalization and ongoing customer support. - Maintain a strong pipeline of qualified leads and provide regular reporting to leadership. - Represent Sky Warehousing at industry events, exhibitions, and networking forums to strengthen brand visibility and business opportunities. Preferred candidate profile Bachelors degree in Business, Real Estate, Engineering, or related field; MBA preferred. 5-10 years of experience in industrial real estate, warehousing leasing, or corporate real estate business development. Strong network of decision-makers in multinational companies, especially in logistics, e-commerce, manufacturing, and automotive sectors. Demonstrated success in closing high-value leasing or built-to-suit industrial/warehouse deals. Excellent communication, negotiation, and interpersonal skills. Self-motivated, target-driven, and capable of working independently. Willingness to travel as required for client meetings and site visits. Requirements Key Responsibilities: Leasing Strategy & Execution Design and execute a comprehensive strategic leasing plan to enhance occupancy and rental yield across industrial, retail, office, commercial, and institutional assets. Lead Generation & Conversion Identify and engage potential tenants to generate leasing activity. Conduct market analysis to assess trends, track competitors, and strategically position assets to attract high-quality tenants. Drive high conversion rates from inquiries to lease signings. Client Relationship Management Build and nurture relationships with both prospective and existing tenants to ensure satisfaction, loyalty, and long-term retention. Coordination & Compliance Collaborate with cross-functional teams including legal, finance, and operations to ensure smooth execution of leasing transactions while adhering to regulatory norms. Performance Monitoring & Reporting Track and report key leasing metrics such as occupancy rates, rental income, and pipeline activity. Provide data-driven insights to support continuous performance improvement. Qualifications: Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field. MBA or postgraduate qualification in Marketing, Sales, or Real Estate Management is preferred. Experience: 12 to 15 years of experience in leasing or real estate business development. Proven track record in leasing industrial, retail, office, commercial, or institutional properties. Strong understanding of local and regional real estate markets, tenant behavior, pricing structures, and competitive landscape. Demonstrated success in client relationship management and complex lease negotiations.
