Head ConstructionJob Purpose
To act as owner of single/multiple sites of large size for the purpose of complete construction activities till handing over of the projects.
Job Accountabilities, Duties & Responsibilities
- Manages and coordinates large and/or complex real estate projects through all phases of design, permitting, and construction.
- Operates with significant independence and minimal supervision as the principal project representative.
- Understands project goals and helps in preparation of project execution strategy.
- Allocates work to the construction team, clearly defining the role and responsibility of each department/team member.
- Provides leadership for regional site project management function by managing, coordinating, and developing staff.
- Monitors monthly and quarterly targets against actual plan and initiates corrective action if schedule slippage exceeds 10% in time.
- Prepares one-week look ahead and one-month look ahead programs in coordination with management.
- Interprets all types of drawings pertaining to various disciplines of engineering.
- Ensures that contractors/vendors are identified and finalized in a timely manner.
- Ensures work orders/purchase orders are placed on time.
- Guides the Contracts department for finalizing rates.
- Guides the Materials department for smooth delivery of materials to various sites.
- Coordinates with other departments such as Engineering, Design, Procurement, and Commercial.
- Ensures compliance with all statutory requirements of the projects.
- Controls wastage at site and implements measures to minimize it.
- Plans manpower requirements and ensures optimum utilization of manpower.
- Identifies critical paths and activities.
- Maintains documentation and drawings control.
- Handles budgeting and obtains budget approval.
- Manages safety on site.
- Maintains strict quality control in all work activities, prepares method statements and checklists, and ensures compliance on site.
- Ensures people development and performance management within the construction department.
- Evaluates requirements for machines needed for various applications.
- Tracks procurement costs vis--vis budget.
Skills Required (Knowledge and Skills)
- Construction technology and management, codes, and standards.
- Knowledge of methodology and practices in contract management and resource planning.
- Planning techniques and infrastructure planning.
- Knowledge of QA/QC procedures, NDT, and HSE procedures.
- Material control and reconciliation, work order, purchase order, billing, and statutory requirements.
- Quality audits and stage-wise inspection procedures.
- Experience in coordinating civil, mechanical, structural, electrical, and instrumentation works.
- Knowledge of various survey practices.
- RCC construction of industrial structures and architectural buildings.
- Knowledge in structural erection works.
- Project schedule and network-based techniques.
- Safety policies.
- International quality standards in construction field.
- Material control and reconciliation procedures.
- Work order and purchase order procedures, billing methods, and labor laws.
