2. Key Responsibility Areas (KRAs)
1. Project Planning & Scheduling
Prepare and implement detailed project execution plan (PEP), milestone chart, and monthly progress schedules.
- Approved project schedule with baseline milestones- % adherence to schedule ? 95%- Weekly progress review reports
2. Design Coordination
Coordinate with Architects, Structural, MEP, and Landscape consultants to finalize GFC (Good For Construction) drawings and resolve site issues.
- % of GFC drawings released as per schedule- Zero design conflicts at execution stage- Weekly design coordination meetings documented
3. Tendering & Contracts
Prepare BOQs, float tenders, evaluate bids, negotiate rates, and finalize work orders with approval from Directors.
- Tender packages finalized within plan timeline- Cost variance ? 5% of approved budget- Vendor performance rating ? 8/10
4. Procurement & Vendor Management
Oversee timely procurement of materials, machinery, and subcontractors; ensure quality compliance.
- Material delivery as per project plan- Approved vendor list maintained and reviewed quarterly
5. Site Execution & Monitoring
Supervise day-to-day progress through regular site visits and team reviews. Ensure productivity, discipline, and smooth workflow.
- 100% of works executed as per GFC drawings- Productivity benchmarks achieved (labour output as per plan)
6. Quality Assurance & Control
Implement QA/QC systems; conduct periodic audits to ensure construction standards, workmanship, and specifications.
- NCR (Non-Conformance Report) ? 2/month- QA/QC checklist adherence ? 95%
7. Safety Management
Enforce site safety standards, PPE usage, and statutory compliance under Factories Act / BOCW norms.
- Zero reportable accidents- Monthly safety audit compliance 100%
8. Cost Control & Budget Management
Monitor project budgets, cost-to-complete, and cash flow requirements.
- Monthly cost variance ? 5%- Timely contractor bill certification
9. Team Leadership & Coordination
Manage site engineers, QS, billing, purchase, and safety teams. Provide mentorship and accountability.
- Weekly team performance reviews- Staff productivity ? 85%
10. Statutory & Liaison Coordination
Coordinate with consultants and legal team for approvals, RERA updates, OC/CC compliance, etc.
- All statutory clearances obtained on schedule- Zero non-compliance incidents
11. Reporting & Documentation
Maintain DPRs, MPRs, quality logs, meeting MOMs, drawings records, and submission to Directors.
