Job Description

Key Responsibilities:

1. Design Leadership & Strategy

  • Drive the overall design vision, ensuring alignment with the companys business objectives, brand identity, and market positioning.
  • Lead the conceptualization, master planning, and architectural design of residential, commercial, retail, and mixed-use projects.
  • Collaborate with internal stakeholders (Projects, MEP, Sales, Marketing, Liaison, and Finance teams) to integrate functional, aesthetic, and financial goals.
  • Develop and implement design guidelines, standard details, and quality benchmarks across projects.

2. Project Planning & Coordination

  • Manage multiple projects simultaneously from concept to GFC (Good for Construction) stage.
  • Coordinate with external design consultants, architects, structural engineers, and MEP consultants to ensure design integration and adherence to timelines.
  • Ensure design deliverables (drawings, BOQs, specifications) are provided on schedule and within budget.
  • Participate in project feasibility studies, site evaluation, and concept design presentations.

3. Technical & Regulatory Compliance

  • Ensure all designs comply with local building by-laws, NBC, fire norms, environmental and sustainability standards.
  • Liaise with statutory authorities for design approvals, clearances, and NOCs.
  • Stay updated on latest architectural technologies, materials, and sustainable design trends.

4. Quality & Value Engineering

  • Drive value engineering initiatives to optimize project cost without compromising design quality.
  • Review GFC drawings, shop drawings, and mock-ups to ensure adherence to approved design intent.
  • Conduct regular site visits to monitor design implementation and provide technical guidance.

5. Team Management

  • Lead a team of architects, designers, and draftsmen; foster a culture of creativity, accountability, and technical excellence.
  • Mentor team members and ensure continuous professional development.
  • Manage performance metrics, workload allocation, and resource planning.

Key Deliverables:

  • Timely delivery of design stages: Concept, Schematic, DD, and GFC.
  • Design consistency and innovation across projects.
  • Adherence to project budgets and timelines.
  • Zero non-compliance with local authorities and design standards.
  • Enhanced brand aesthetics and customer experience through superior design.

Qualifications & Experience:

  • Education:

    B.Arch / M.Arch from a reputed institution.
  • Experience:

    15-22 years of experience in architectural design, with at least 5-7 years in a leadership role within reputed real estate or architecture firms.
  • Proven experience in handling large-scale residential / commercial / township projects.
  • Strong understanding of planning approvals, NBC, building by-laws, and sustainable architecture.
