Senior Architect

Key Roles & Responsibilities

1. Design & Planning

• Lead concept design, schematic design, and design development for real estate projects.
• Review master planning, unit layouts, typical floor plans, elevations, sections, and 3D concepts.
• Ensure designs are market-driven, cost-effective, and aligned with project feasibility.
• Optimize saleable area efficiency, FAR/FSI utilization, and unit mix.

2. Consultant & Coordination Management

• Appoint, manage, and coordinate with external architects, structural consultants, MEP consultants, landscape designers, and faade consultants.
• Review and finalize GFC (Good for Construction) drawings across all disciplines.
• Resolve design clashes and ensure coordinated drawings for site execution.

3. Statutory Approvals & Compliance

• Checking of the of drawings & documents issued by different Consultant for local authority approvals (Municipal, Fire, Environment, Airport Authority, etc.).
• Ensure compliance with local building bye-laws, NBC, fire norms, accessibility norms, green building guidelines, and other statutory requirements.
• Coordinate with liaison agencies for timely approvals.

4. Execution Support & Site Coordination

• Provide architectural support during construction to site/project teams.
• Conduct periodic site visits to ensure design intent and quality adherence.
• Review and approve shop drawings, mock-ups, samples, and material specifications.
• Address site queries, deviations, and value engineering proposals.

5. Quality, Cost & Value Engineering

• Maintain design quality standards across projects.
• Participate in value engineering to optimize cost without compromising design intent.
• Assist in preparation of BOQs, specifications, and tender drawings in coordination with QS and contracts team.

6. Team Leadership & Mentoring

• Lead and mentor

  in-house architectural team

  (Architects, Junior Architects, Draftsmen).
• Allocate work, review outputs, and ensure adherence to timelines.
• Establish and maintain

  design SOPs and drawing standards

7. Coordination with Internal Stakeholders

• Work closely with

  Business Development, Marketing, Sales, CRM, Construction, and Procurement teams

  .
• Support marketing with

  design inputs, brochures, unit plans, walkthroughs, and model flats

  .
